Abstract

Pembangunan proyek konstruksi di Indonesia sering menghadapi tantangan seperti keterlambatan, pemborosan waktu, dan material. Inovasi konstruksi modular muncul sebagai solusi karena lebih cepat, ramah lingkungan, mutu yang terjamin, serta mampu mengurangi limbah konstruksi. Meskipun jarang diterapkan pada bangunan bertingkat tinggi, konsep bangunan modular ini diterapkan pada pembangunan gedung apartemen 23 lantai menggunakan pengaku lateral dinding geser beton cast in situ. Pembangunan gedung ini berlokasi di Kota Semarang, dengan asumsi pabrik modular berada di Majalengka. Penggunaan Building Information Modeling dalam pembangunan gedung apartemen modular ini membantu dalam visualisasi pembangunan gedung, quantity take off, serta mengurangi kesalahan kerja. BIM Tekla Structure digunakan untuk pemodelan serta quantity take off struktur baja modular, sedangkan Cubicost berfokus pada elemen struktur beton. Integrasi BIM dengan Naviswork juga digunakan untuk menyusun penjadwalan berbasis 4D yang dapat meningkatkan koordinasi serta mengurangi risiko keterlambatan dalam pelaksanaan. Estimasi total biaya untuk pembangunan gedung ini adalah sebesar Rp 70.037.706.000, dengan durasi pelaksanaan selama 211 hari kerja yang meliputi pekerjaan struktur bawah, struktur atas, dan elemen arsitektural. Penggunaan BIM pada konstruksi pembangunan dapat mendorong infrastruktur keberlanjutan dengan penerapan metode pelaksanaan yang efektif pada pembangunan gedung apartemen modular baja.

Construction projects in Indonesia often face challenges such as delays, time inefficiency, and material waste. Modular construction innovation has emerged as a solution due to its faster execution, environmentally friendly approach, assured quality, and ability to reduce construction waste. Although it is rarely applied to high-rise buildings, the modular construction concept was implemented in the development of a 23-story apartment building using cast-in-place concrete shear wall as lateral bracing. The project is located in Semarang City, with the modular factory assumed to be in Majalengka. The use of Building Information Modeling (BIM) in this modular apartment construction supports project visualization, quantity take-off, and reduces work errors. BIM Tekla Structures is used for modeling and quantity take-off of the steel modular structure, while Cubicost focuses on concrete structural elements. BIM integration with Navisworks is also utilized to develop 4D scheduling, which enhances interdisciplinary coordination and minimizes the risk of construction delays. The total estimated construction cost is Rp 70,037,706,000, with an execution period of 211 working days covering substructure, superstructure, and architectural elements. The implementation of BIM in modular steel apartment construction contributes to sustainable infrastructure development through the application of efficient construction methods.
