Abstract
Proyek Pembangunan Rumah Sakit Universitas Bengkulu, hasil kerja sama antara Universitas Bengkulu dan Saudi Fund for Development (SFD), dievaluasi secara komprehensif dari aspek durasi dan biaya, dengan pemanfaatan metode Precast Half Slab yang diintegrasikan dengan Building Information Modeling (BIM). Pelaksanaan metode ini dilakukan secara pracetak sebagian dengan elemen pelat lantai diproduksi di pabrik PT Megacon Bangun Perkasa, sementara overtopping dicor di lokasi proyek. Integrasi BIM digunakan untuk mendukung visualisasi elemen struktur secara 3D, penjadwalan pelaksanaan berbasis waktu (4D), serta estimasi dan pengendalian biaya secara real-time dan terintegrasi. Metode analisis meliputi perbandingan waktu pelaksanaan dan biaya langsung struktur pelat lantai antara metode Half Slab dan metode pelat konvensional. Dengan sistem kerja Senin–Sabtu selama 7 jam kerja per hari, hasil menunjukkan bahwa metode Half Slab menyelesaikan pekerjaan dalam 309 hari, lebih cepat 22 hari dibandingkan metode pelat konvensional (331 hari). Dari sisi biaya, pelaksanaan struktur pelat menggunakan metode Half Slab memerlukan total Rp64.258.427.637, sedangkan metode konvensional hanya Rp55.394.598.218 sehingga dapat disimpulkan metode Half Slab memerlukan tambahan sekitar Rp 8,8 miliar atau 13,8% lebih mahal. Selisih ini terjadi karena tingginya biaya logistik dan pengiriman elemen precast dari pabrik Bekasi ke Bengkulu. Secara keseluruhan, penggunaan metode Precast Half Slab yang didukung BIM terbukti memberikan keunggulan signifikan dalam efisiensi waktu pelaksanaan proyek konstruksi besar seperti rumah sakit. Namun, dari sisi biaya langsung struktur, metode ini masih kurang kompetitif akibat tingginya biaya logistik. Oleh karena itu, adaptasi metode Half Slab perlu mempertimbangkan kondisi geografis untuk meminimalkan biaya transportasi, sehingga diperoleh keseimbangan optimal antara efisiensi waktu dan biaya.

The Bengkulu University Hospital Construction Project, a collaboration between the University of Bengkulu and the Saudi Fund for Development (SFD), was comprehensively evaluated in terms of duration and cost through the application of the Precast Half Slab method integrated with Building Information Modeling (BIM). This method was implemented using a partial precast system floor slab elements were manufactured at the PT Megacon Bangun Perkasa factory, while the overtopping was cast in place at the project site. BIM integration supported 3D visualization of structural elements, time-based construction scheduling (4D), and real-time, integrated cost estimation and control. The analysis method involved a comparison of construction duration and direct costs of floor slab structures between the Half Slab method and conventional cast-in-place slab methods. Based on a work schedule of Monday to Saturday with 7 working hours per day, results indicated that the Half Slab method completed the work in 309 days, 22 days faster than the conventional method, which required 331 days. In terms of cost, the Half Slab method required a total of IDR 64.258.427.637, while the conventional method cost only IDR 55.394.598.218. This indicates that the Half Slab method is approximately IDR 8,8 billion (or 13,8%) more expensive. The cost difference is primarily due to high logistics and transportation expenses for delivering precast elements from the factory in Bekasi to the project site in Bengkulu. Overall, the use of the Precast Half Slab method supported by BIM has proven to offer significant advantages in time efficiency for large-scale construction projects such as hospitals. However, from a direct cost perspective, the method is still less competitive due to elevated logistics expenses. Therefore, the application of the Half Slab method must take into account geographical conditions in order to minimize transportation costs and achieve an optimal balance between time efficiency and cost.
