Abstract
Sektor konstruksi di Indonesia saat ini dihadapkan pada beberapa permasalahan seperti keterlambatan pelaksanaan, manajemen yang tidak efektif, dampak lingkungan akibat emisi karbon dan pencemaran lingkungan. Penerapan konsep bangunan modular pada proyek pembangunan gedung apartemen 23 lantai dengan Struktur Rangka Bresing Konsentris Khusus (SRBKK) menjadi salah satu inovasi dalam teknologi konstruksi yang memiliki kualitas yang lebih terjamin, waktu pengerjaan yang lebih cepat, serta menghasilkan limbah yang lebih rendah dibandingkan dengan bangunan konvensional. Pendekatan metode last planner system pada pelaksanaan pembangunan berfungsi sebagai monitoring jadwal dan mengoptimalkan sumber daya proyek. Tahapan pada penyusunan last planner system terdiri atas master schedule, phase schedule, lookahead planning, weekly work planning dan percent plan complete dengan persentase ketercapaian target pekerjaan dihitung dengan perbandingan rasio pekerjaan yang telah diselesaikan dengan pekerjaan yang telah direncanakan. Total rencana anggaran biaya (RAB) yang diperoleh sebesar Rp 126.413.085.000,00 dengan durasi waktu pengerjaan 161 hari kerja yang mencakup pekerjaan struktur bawah, struktur atas, serta elemen arsitektural. Penerapan metode pelaksanaan yang efektif dan efisien pada pembangunan gedung apartemen modular baja mendorong terwujudnya infrastruktur yang berkelanjutan melalui penggunaan Building Information Modelling.

The construction sector in Indonesia is currently facing several challenges, such as delays in project execution, ineffective management, and environmental impacts caused by carbon emissions and pollution. The implementation of the modular building concept in the construction of a 23-story apartment building with a Special Concentrically Braced Frame (SCBF) structure represents an innovation in construction technology that offers improved quality assurance, faster construction time, and lower waste generation compared to conventional buildings. The stages in the development of the Last Planner System consist of the master schedule, phase schedule, lookahead planning, weekly work planning, and percent plan complete. The achievement percentage of work targets is calculated by comparing the ratio of completed work to the planned work. The total cost (RAB) amounts to Rp 126.413.085.000,00 with a project duration of 161 working days, covering substructure work, superstructure work, and architectural elements. The application of effective and efficient construction methods in the development of modular steel apartment buildings contributes to the realization of sustainable infrastructure through the use of Building Information Modeling (BIM).
