Abstract
Peningkatan jumlah penduduk di kota besar yang berbanding terbalik dengan ketersediaan lahan menyebabkan kebutuhan akan bangunan vertikal semakin tinggi. Dalam pelaksanaan bangunan vertikal, metode pelaksanaan yang digunakan akan mempengaruhi produktivitas konstruksinya. Disisi lain, perkembangan sistem konstruksi di Indonesia yang terus mengalami peningkatan memunculkan suatu sistem yang baru, salah satunya adalah sistem precast. Sistem ini diharapkan dapat meningkatkan produktivitas dari sisi waktu dan biaya konstruksi. Keunggulan sistem precast daripada metode konvensional antara lain tenaga kerja yang dibutuhkan lebih sedikit, waktu pelaksanaan jadi lebih cepat, dan kebutuhan akan bekisting berkurang. Dalam penelitian ini akan dilakukan perbandingan waktu dan biaya antara pelat metode konvensional dan metode half slab precast pada proyek Trans Icon Surabaya. Metode pelaksanaan pada proyek Trans Icon Surabaya masih menggunakan metode konvensional, sehingga pada penelitian ini akan direncanakan desain dari half slab precast. Analisa biaya menggunakan perhitungan berdasarkan SNI dan harga satuan berdasarkan HSPK Kota Surabaya tahun 2018, kemudian dihitung total biaya yang diperlukan untuk masingmasing metode. Analisa waktu ditentukan berdasarkan produktivitas pekerja dan alat berat yang digunakan, kemudian dilakukan penjadwalan dengan metode Precedence Diagram Method (PDM). Dari hasil analisis pada tugas akhir ini didapat bahwa metode half slab precast memerlukan biaya pelaksanaan yang lebih murah dan waktu yang lebih cepat dengan selisih dibandingkan metode konvensional dengan selisih biaya sebesar Rp 4.171.610.086 (lebih cepat 45%) dan selisih waktu sebesar 24 hari (lebih cepat 30,7%). Metode half slab precast selain dapat meningkatkan kinerja waktu dan biaya proyek, juga dapat mereduksi construction waste, sehingga bangunan menjadi lebih ramah lingkungan.

The increasing number of residents in big cities which is inversely proportional to the availability of land causes the need for vertical buildings to be higher. In the implementation of vertical buildings, the implementation method used will affect the productivity of the construction. On the other hand, the development of the construction system in Indonesia which continues to increase has led to a new system, one of which is the precast system. This system is expected to increase productivity in terms of construction time and costs. The advantages of the precast system over conventional methods include less labour required, faster execution time, and reduced formwork requirements. In this study, a comparison of time and cost between the conventional plate method and the half slab precast method will be carried out on the Trans Icon Surabaya project. The implementation method of the Trans Icon Surabaya project is still using conventional methods, so in this study a half slab precast design will be planned. The cost analysis uses calculations based on SNI and unit prices based on the 2018 Surabaya City HSPK, then the total cost required for each method is calculated. The time analysis is determined based on the productivity of the workers and the heavy equipment used, then scheduling is done using the Precedence Diagram Method (PDM). From the results of the analysis in this final project,
it was found that the half slab precast method requires a cheaper implementation cost and a faster time with a difference compared to the conventional method with a cost difference of IDR 4.171.610.086 (45% cost saving) and a time difference of 24 days (30,7% faster). The half slab precast method not only can improve the performance of project time and cost, but also can reduce construction waste, so that buildings become more environmentally friendly.
