Abstract

Proyek Superblock Ciputra World Surabaya berlokasi di Jl. Mayjend Sungkono Surabaya. Proyek ini terdiri dari pembangunan mall, apartemen, SOHO, podium, dan office / perkantoran. Gedung office sendiri dibangun 41 lantai , terdiri dari 3 lantai basement, 1 lantai Ground Floor dan 37 lantai digunakan sebagai unit perkantoran yang mana pada tiap lantainya terdapat 18 unit dengan luasan yang bervariasi. Dalam tugas akhir ini, metode pekerjaan dibagi ke dalam 2 zona, dengan menggunakan 2 tower crane. Metode pelaksanaan bekisting struktur balok, plat, tangga, dan shearwall menggunakan bekisting konvensional, sedangkan struktur kolom menggunakan bekisting plat besi. Adapun pelaksanaan pekerjaan pengecoran untuk semua elemen struktur menggunakan metode yang sama, yakni dibantu dengan tower crane dan concrete bucket. Perhitungan waktu dan biaya pelaksanaan proyek ini dimulai dengan menghitung volume tiap pekerjaan, produktivitas, durasi, biaya, dan penjadwalan menggunakan bar chart dan kurva S. Untuk biaya pelaksanaan memakai standard harga di kota Surabaya. Perhitungan biaya dan waktu di khususkan pada struktur lantai 8 - lantai 17. Dari hasil perhitungan diperoleh waktu total pelaksanaan selama 261 hari kalender dengan biaya total sebesar Rp. 20.510.715.600,-

Ciputra World Surabaya’s Superblock Project is located in Mayjend Sungkono Surabaya road. This project include some buildings, there are mall, apartments, SOHO, podium, and office. The office building is consist of 41 floors , which is 3 basement floors, 1 Ground Floor and 37 floors used for office units. There are 18 units for each floor with different areas. In this final project, the work method is divided into 2 zones, using 2 tower cranes. The method of implementing the formwork for beam, slab, stair, and shearwall structures uses conventional formwork, while the column structure uses iron plate formwork. The implementation of casting work for all structural elements uses the same method, which is assisted by tower cranes and concrete buckets. Estimation of time and implementation cost of this project is start by calculate the volume of each work, productivities, durations, costs, and schedulings by using bar chart and S curve. Cost calculations are based on standard price in Surabaya. Cost and time calculations are devoted to the structure of 8^th floor up to 17^th floor. From the calculation results, we get implementation time is 261 calendar days with total costs is Rp. 20.510.715.600,-.
