Abstract

Penilaian properti merupakan proses untuk mengestimasi nilai pasar suatu aset secara objektif yang berperan penting sebagai dasar pengambilan keputusan ekonomi, salah satunya dalam proses refinancing dengan menjadikan properti sebagai agunan. Penilaian properti diperlukan untuk mengestimasi nilai pasar aset sebagai dasar pengambilan keputusan ekonomi, termasuk refinancing dengan properti sebagai agunan. Penelitian ini bertujuan mengestimasi nilai pasar Hunian Kos Wisma Asri di Bungurasih, Kabupaten Sidoarjo. Penilaian dilakukan menggunakan pendekatan data pasar, pendekatan pendapatan dengan metode kapitalisasi langsung, dan pendekatan biaya melalui penjumlahan nilai tanah dan nilai bangunan terdepresiasi. Berdasarkan perhitungan awal, diperoleh indikasi nilai sebesar Rp1.902.942.857. melalui pendekatan data pasar, Rp1.858.328.015 melalui pendekatan pendapatan, dan Rp Rp1.216.402.027. melalui pendekatan biaya. Ketiga indikasi nilai kemudian direkonsiliasi dengan mempertimbangkan karakteristik objek sebagai properti penghasil pendapatan serta kualitas data pada setiap pendekatan. Ketiga hasil tersebut kemudian direkonsiliasi menggunakan metode pembobotan berdasarkan karakteristik objek sebagai properti penghasil pendapatan sehingga diperoleh estimasi nilai pasar akhir sebesar Rp1.745.558.012. Hasil penelitian ini diharapkan dapat menjadi acuan dalam proses refinancing serta mendukung pengambilan keputusan terkait pemanfaatan aset properti.

Property valuation is the process of objectively estimating the market value of an asset and plays an important role in supporting economic decision-making, including refinancing by using property as collateral. This study aims to estimate the market value of Wisma Asri Boarding House located in Bungurasih, Sidoarjo Regency. The valuation was conducted using the market data approach, the income approach through the direct capitalization method, and the cost approach by combining the land value and the depreciated building value. Based on the initial calculations, the indicated values were IDR 1,902,942,857. using the market data approach, IDR 1,858,328,015. using the income approach, and IDR 1.216.402.027. using the cost approach. These three value indications were then reconciled by considering the characteristics of the subject property as an income-producing asset and the quality of data underlying each valuation approach. The reconciliation was performed using a weighting method based on the property's income-generating characteristics, resulting in a final estimated market value of IDR 1.745.558.012. The results of this study are expected to serve as a reference for the refinancing process and to support decision-making related to the utilization of property assets.
