Abstract
Pembangunan gedung bertingkat dengan Basement memerlukan metode pelaksanaan yang tepat untuk memperoleh efisiensi waktu dan biaya konstruksi. Salah satu metode yang umum digunakan adalah metode Bottom-Up dan Top-Down yang memiliki karakteristik pelaksanaan berbeda. Penelitian ini bertujuan untuk menganalisis dan membandingkan waktu pelaksanaan serta biaya konstruksi Basement menggunakan metode Bottom-Up dan Top-Down pada Pekerjaan Basement Gedung Perkantoran Bank di Jakarta. Analisis waktu dilakukan berdasarkan produktivitas tenaga kerja dan peralatan yang mengacu pada Analisis Harga Satuan Pekerjaan (AHSP) Bidang Cipta Karya Tahun 2025, sedangkan penjadwalan proyek disusun menggunakan Microsoft Project dan analisis biaya dihitung berdasarkan kebutuhan tenaga kerja, material, serta peralatan selama pelaksanaan pekerjaan. Hasil penelitian menunjukkan bahwa metode Bottom-Up memerlukan waktu pelaksanaan struktur selama 466 hari dengan total biaya sebesar Rp159.080.099.250, sedangkan metode Top-Down memerlukan waktu pelaksanaan struktur selama 384 hari dengan total biaya sebesar Rp160.716.934.622. Berdasarkan hasil penelitian pada objek yang diteliti, metode Top-Down memberikan keuntungan dari aspek waktu pelaksanaan, sedangkan metode Bottom-Up memberikan keuntungan dari aspek biaya konstruksi. Hasil penelitian ini menunjukkan bahwa perbedaan metode pelaksanaan berpengaruh terhadap durasi dan biaya pekerjaan basement. Oleh karena itu, hasil penelitian ini dapat dijadikan sebagai salah satu bahan pertimbangan dalam pemilihan metode pelaksanaan pekerjaan basement dengan tetap memperhatikan karakteristik proyek, kondisi lapangan, aspek teknis, serta kebutuhan masing-masing proyek.

The construction of high-rise buildings with basements requires an appropriate construction method, as it significantly influences project duration and construction costs. Two commonly used construction methods are the Bottom-Up and Top-Down methods, which differ in their construction sequence and implementation characteristics. This study aims to analyze and compare the construction duration and cost of basement works using the Bottom-Up and Top-Down methods in the basement construction of an office building project in Jakarta. The construction duration was analyzed based on labor and equipment productivity in accordance with the 2025 Standard Unit Price Analysis (AHSP) for Human Settlements, while the project schedule was developed using Microsoft Project. The construction cost analysis was calculated based on the required labor, materials, and equipment throughout the construction process. The results indicate that the Bottom-Up method requires 466 days to complete the basement structure with a total construction cost of Rp159,080,099,250, whereas the Top-Down method requires 384 days with a total construction cost of Rp160,716,934,622. Based on the findings of this case study, the Top-Down method provides an advantage in terms of construction duration, while the Bottom-Up method offers a lower construction cost. The results also indicate that differences in construction methods affect both the project duration and construction cost of basement works. Therefore, the findings of this study may serve as a reference in selecting an appropriate basement construction method, while taking into account project characteristics, site conditions, technical considerations, and the specific requirements of each project.
