Abstract
Pekerjaan pelat lantai merupakan salah satu komponen struktur yang paling menentukan waktu dan biaya pelaksanaan gedung bertingkat, sehingga pemilihan metode pelaksanaan yang tepat menjadi hal yang penting. Penelitian ini menganalisis perbandingan waktu dan biaya pelaksanaan pekerjaan struktur atas antara metode pelat konvensional dan Precast Half Slab pada Proyek Gedung Perkuliahan 16 Lantai di Surabaya dengan pendekatan Building Information Modeling (BIM). Pemodelan tiga dimensi disusun menggunakan Autodesk Revit, perhitungan quantity take off beton, bekisting, dan tulangan dilakukan melalui Cubicost TAS dan TRB, penjadwalan disimulasikan sebagai model 4D pada Autodesk Navisworks dan Microsoft Project, sedangkan Autodesk Construction Cloud digunakan sebagai Common Data Environment untuk manajemen informasi konstruksi. Hasil analisis menunjukkan bahwa metode Precast Half Slab BIM menyelesaikan pekerjaan struktur dalam 409 hari kalender, atau 29 hari (6,62%) lebih cepat dibandingkan metode pelat konvensional BIM yang membutuhkan 438 hari kalender. Dari sisi biaya, metode pelat konvensional BIM memerlukan Rp89.663.513.820,27, sedangkan metode Precast Half Slab BIM mencapai Rp94.199.209.338,67 atau lebih tinggi Rp4.535.695.518,40 (5,06%). Dengan demikian, metode Precast Half Slab BIM lebih unggul dari sisi waktu pelaksanaan, sedangkan metode pelat konvensional BIM lebih hemat dari sisi biaya. Penerapan BIM 3D, 4D, dan 5D menghasilkan model, kuantitas, jadwal, dan estimasi biaya yang saling digunakan dalam proses analisis, sedangkan BIM 7D berbasis Common Data Environment mendukung pengendalian versi dokumen, isu, RFI, dan submittal secara terpusat.

Floor slab work is one of the structural components that most significantly determines the time and cost of constructing a multi-story building; therefore, selecting the appropriate construction method is crucial. This study analyzes a comparison of the time and cost of constructing the upper structure between the conventional slab method and the Precast Half Slab method for a 16-story lecture hall project in Surabaya, using a Building Information Modeling (BIM) approach. Three-dimensional modeling was created using Autodesk Revit; quantity take-off calculations for concrete, formwork, and reinforcement were performed using Cubicost TAS and TRB; scheduling was simulated as a 4D model in Autodesk Navisworks and Microsoft Project; and Autodesk Construction Cloud was used as the Common Data Environment for construction information management. The analysis results show that the BIM Precast Half Slab method completes the structural work in 409 calendar days, which is 29 days (6.62%) faster than the conventional BIM slab method, which requires 438 calendar days. In terms of cost, the conventional BIM slab method requires Rp89,663,513,820.27, while the Precast Half Slab BIM method amounts to Rp94,199,209,338.67 a difference of Rp4,535,695,518.40 (5.06%). Thus, the BIM Precast Half Slab method is superior in terms of construction time, while the conventional BIM slab method is more cost-effective. The application of 3D, 4D, and 5D BIM produces models, quantities, schedules, and cost estimates that are used in the analysis process, while 7D BIM based on a Common Data Environment supports centralized control of document versions, issues, RFIs, and submittals.
