Abstract

Penyusunan proyek akhir yang berjudul “Analisis Perbandingan Waktu dan Biaya Pelaksanaan Pembangunan Gedung Kuliah Bersama UNAIR Surabaya Menggunakan Precast Half Slab dengan Penerapan BIM” membahas perbandingan waktu dan biaya pelaksanaan pembangunan Gedung Kuliah Bersama Universitas Airlangga Surabaya. Gedung dengan total 10 lantai ini berfungsi sebagai gedung perkuliahan yang menunjang kegiatan akademik mahasisw. Proyek akhir ini menganalisis metode pelaksanaan precast half slab, penerapan Building Information Modeling (BIM), serta membandingkan waktu dan biaya pelaksanaan konstruksi antara metode pelat konvensional dan metode precast half slab. Hasil penelitian menunjukkan bahwa metode pelaksanaan precast half slab terdiri atas tahapan pengadaan panel precast half slab, unloading panel pada area penyimpanan (stockyard), ereksi panel precast half slab, pemasangan tulangan overtopping, dan pengecoran overtopping. Penerapan Building Information Modeling (BIM) dilakukan melalui pemodelan tiga dimensi menggunakan Autodesk Revit, perhitungan volume pekerjaan menggunakan Cubicost TAS & TRB, serta penyusunan simulasi penjadwalan proyek menggunakan Autodesk Navisworks. Hasil perhitungan volume menunjukkan selisih volume antara permodelan BIM Konvensional dan volume proyek sebesar bekisting 3.53%, volume beton 2.65%, volume besi 2.80%. Didapatkan durasi pelaksanaan BIM konvensional selama 218 hari, sedangkan BIM precast half slab 201 hari dengan selisih 17 hari. Dari segi biaya, RAP BIM konvensional sebesar Rp45.009.686.396,36, sedangkan RAP BIM precast half slab sebesar Rp48.979.373.709,39 menghasilkan peningkatan biaya Rp3.969.651.313,03 atau sekitar 8.10%. Peningkatan biaya pada metode precast half slab dipengaruhi oleh biaya pengadaan panel precast half slab dan biaya transportasi (ongkos kirim) panel menuju lokasi proyek.

The final project entitled “Comparative Analysis of Construction Time and Cost of Joint Lecture Building of Airlangga University Using Precast Half Slab Method with BIM Implementation” discusses the comparative time and construction cost of Joint Lecture Building of Airlangga University, Surabaya. This 10-story building serves as an academic facility to support student learning activities. This final project analyzes the implementation method of the precast half slab system, the application of Building Information Modeling (BIM), and compares the construction time and cost between the conventional slab method and the precast half slab method. The results show that the precast half slab construction method consists of procurement of precast half slab panels, loading and unloading of panels in the storage area (stockyard), installation of precast half slab panels, installation of cover reinforcement, and casting of cover concrete. Building Information Modeling (BIM) is implemented through three-dimensional modeling using Autodesk Revit, quantity calculations using Cubicost TAS & TRB, and project scheduling simulation using Autodesk Navisworks. The quantity calculation results show a difference between the conventional BIM model and the project quantity of 3.53% for formwork, 2.65% for concrete, and 2.80% for reinforcement. The construction duration using the conventional BIM method is 218 days, while the BIM based precast half slab method requires 201 days, resulting in a time reduction of 17 days. In terms of costs, the Construction Budget (APD) for the conventional BIM method is IDR 45,009,686,396.36, while the APD for the BIM based precast half slab method is IDR 48,979,337,709.39, resulting in an increase of IDR 3,969,651,313.03 or approximately 8.10%. The cost increase associated with the precast half slab method is attributed to the procurement cost of the precast half slab panels and the transportation cost of delivering the panels to the project site.
