Abstract
Minat investasi di Indonesia masih tetap tinggi. Namun, apabila dilihat dari sektor property, ada beberapa jenis property yang justru kurang diminati. Seperti halnya permintaan hunian vertical(apartemen) yang belum menunjukkan indikasi positif. Hal tersebut sesuai dengan catatan pada kuartal ke II tahun 2016 bahwa pertumbuhan permintaan apartemen rendah. Dilain sisi, pertumbuhan internet dan cepatnya persebaran informasi semakin tinggi. Kesulitan dalam mencari property terkini juga menjadi masalah yang muncul Dari faktor-faktor tersebutlah muncul platform online property di Indonesia. Oleh sebab itu, penelitian ini akan memetakan model bisnis dari berbagai situs platform online property yang ada di Indonesia. Penelitian ini, peneliti akan menggunakan framework Platform Design Toolkit(PDT). Dengan menggunakan PDT, dapat mengetahui komponen-komponen yang ada di dalam sebuah platform. Dari hasil tersebut, kita dapat mencari tahu komponen-komponen mana saja yang digunakan oleh platform online property. Hasil dari tugas akhir ini adalah pemetaan model bisnis setiap platfom online property. Dari platform owners, menunjukkan bahwa platform online property di Indonesia sudah berbentuk Perseroan Terbatas. Selain itu, platform online property yang ada di Indonesia terdapat kepemilikan perusahaan luar negeri. Dari hasil penelitian yang dilakukan, usia beropeasi suatu platform tidak mengindikasikan platform tersebut menjadi pemain besar di Indonesia. Dari sisi stakeholder, platform online property di Indonesia bersifat tertutup. Selain itu, belum ada satu platform pun yang bergabung dengan sebuah asosiasi. Dari perspektif peer producers, platform property online cenderung memberikan kesempatan bagi siapapun yang ingin mengiklankan property. Dari sisi partners, platform online property di Indonesia mayoritas bekerjasama dengan online news, blog/jurnal/artikel dan bank. Dari perspektir Transaction pasti memiliki aktivitas berkomunikasi dengan pembeli/penjual, memberikan feedback, dan mencari property. Selain itu, juga dapat menambah favorit, melihat history property, dan membaca artikel tentang property. Dari sisi Channel and Context, mayoritas platform online property menyediakan dashboard untuk memudahkan pengguna. Dari sisi Infrastucture and Core Component, menunjukkan bahwa platform online property di Indonesia sudah menyediakan mobile application. Dan untuk value proposition, dibagi menjadi dua target, yaitu ada beberapa platform yang mentarget peer producers dan sisanya memiliki target peer consumers. =======================================================================================
Investment interest in Indonesia remains high. However, when
viewed from the property sector, there are several types of
property that actually less desirable. As well as vertical
occupancy (apartment) that has not shown any positive
indication. This is in accordance with the records in the second
quarter of 2016 that the growth in demand for apartments is
low. On the other hand, the growth of the internet and the rapid
spread of information is getting higher. The difficulty of finding
the latest property is also an emerging problem. Of these factors
came the online property platform in Indonesia. Therefore, this
research will map the business model of various online property
platform sites in Indonesia. This research, researcher will use
the framework Platform Design Toolkit (PDT). By using PDT,
we can know the components that exist in a platform. From
these results, we can find out which components are used by the
online property platform. The result of this final project is
mapping the business model of each online property platfom.
From platform owners, shows that the online property platform
in Indonesia is in the form of Limited Liability Company. In
addition, the existing online property platform in Indonesia is

owned by overseas companies. From the results of research
conducted, the age of operating a platform does not indicate the
platform becomes a major player in Indonesia. From the
stakeholder side, the online property platform in Indonesia is
closed. In addition, no single platform has joined an association
yet. From the perspective of peer producers, the online property
platform tends to provide an opportunity for anyone who wants
to advertise property. From the partnership side, the online
property platform in Indonesia has the majority of cooperation
with online news, blog/journal/article and bank. From a
Transaction perspective it must have an activity communicating
with buyers/sellers, giving feedback, and finding property.
Additionally, it can also add favorites, view history properties,
and read articles about properties. From the Channel and
Context side, the majority of online property platforms provide
a dashboard for easy users. From the Infrastructure and Core
Component side, it shows that online property platform in
Indonesia has provided mobile application. And for value
proposition, divided into two targets, there are several
platforms that target peer producers and the rest have target
peerconsumers.
