Abstract
Rusunawa merupakan salah satu solusi dalam penyediaan permukiman layak huni bagi masyarakat berpenghasilan rendah. Akan tetapi dalam perkembangannya, kondisi rusunawa di Surabaya menimbulkan sejumlah permasalahan baru, yakni degradasi fisik maupun sistem bangunan, yang disebabkan oleh usia bangunan serta adanya penyesuaian kondisi penghuni rusunawa. Penyesuaian tersebut terkait dengan kebutuhan aktivitas yang tidak terwadahi oleh ruang yang ada, kebutuhan privasi, serta bertambahnya penghuni yang mengakibatkan bertambahnya kebutuhan ruang. Penyesuaian-penyesuaian yang terjadi dapat pula membahayakan keselamatan penghuni rusun, terkait dengan penanggulangan kebakaran hingga mengganggu maintenance dari rusunawa itu sendiri, sehingga perlu dilakukan redevelopment atau pembangunan kembali rusunawa yang sesuai dengan kondisi terkini penghuni. Sifat simulasi perancangan adalah redevelopment, yakni menemukan dan mendefinisikan kembali konfigurasi rancangan arsitektur dengan menganalisa fungsifungsi utama yang telah tersedia sebelumnya serta fungsi baru yang dapat ditambahkan dengan metode berhavior mapping. Behavior mapping merupakan metode yang dilakukan untuk memperoleh data terkait aktivitas sehari-hari penghuni, kebiasan penghuni, serta evaluasi atas penggunaan penghuni terhadap fasilitasfasilitas yang tersedia pada Rusun Sombo, yang nantinya akan digunakan sebagai dasar untuk menyusun usulan desain. Pada unit hunian, desain mengoptimalkan fungsi dari tiap ruang sesuai dengan kebutuhan penghuni yang didapatkan dari analisa pola perilaku dan aktivitas sehari-hari. Desain mengoptimalkan ruang-ruang komunal serta Ruang Terbuka Hijau (RTH) yang terbentuk, sebagai sarana peningkatan kualitas dalam kehidupan sosial. Serta menghidupkan kembali fungsi area perdagangan sebagai bentuk peningkatan kualitas dalam kehidupan ekonomi. Terbentuknya fungsi-fungsi tersebut merupakan hasil daripada evaluasi behavior mapping, sehingga terciptalah desain redevelopment rusunawa Sombo yang adaptif dan sesuai dengan kebutuhan penghuninya, serta dapat meningkatkan kualitas kehidupan penghui rusunawa dari segi arsitektural.=======================================================================================================Rental flat is one of the solution in the provision of feasible or livable settlements for low-income household communities. However, in its development, the condition of rusunawa in Surabaya raises a number of new problems, such as physical and system degradation, caused by the age of the building and the adjustment of its residents. These adjustments are related to the needs of activities that are not contained by the existing space, the need for privacy, as well as the increasing occupants resulting in increased space needs. Adjustments that occur can also endanger the safety of its residents, associated with fire prevention to interfere with maintenance of rusunawa itself, so that needs redevelopment or flats redevelopment in accordance with the current condition of the occupants. The design simulation is redevelopment, which finds and redefines the configuration of the architecture design by analyzing the main functions that have been available before and new functions that can be added with the method of berhavior mapping. Behavior mapping is a method used to obtain data related to the daily activities of residents, residents 'habit, and evaluation of residents' use of facilities in Sombo Flat, which will be used as the basis for preparing the design proposal. In residential units, the design optimizes the function of each room in accordance with the needs of residents obtained from the analysis of patterns of behavior and daily activities. The design optimizes the communal spaces as well as the Green Open Space (RTH) that is formed, as a means of improving the quality of social life. And revive the function of trade area as a form of quality improvement in economic life. The formation of these functions is the result of the evaluation of behavior mapping, thus creating the redevelopment design of Sombo flats that adaptive and in accordance with the needs of its inhabitants, and can improve the quality of residents’ life in terms of architecture.
