Abstract
Marvell City adalah sebuah kawasan terpadu di Surabaya
yang dibangun pada awal tahun 2014. Proyek ini menggunakan
struktur konvensional pada pelat lantai dan dinding. Penelitian ini
bertujuan untuk melakukan rekayasa struktur dengan
memodifikasi pada pelat lantai dan dinding guna mendapatkan
efisiensi biaya.
Penelitian ini menggunakan metode Value Engineering
job plan. Penelitian ini menggunakan beberapa fase pada value
engginering job plan guna menghasilkan tujuan penelitiannya.
Fase yang dilakukan pada penelitian ini yakni tahap informasi,
tahap kreatif, tahap analisa dan tahap rekomendasi. Ide-ide
alternatif yang telah muncul dianalisis agar dapat diketahui
pengurangan penggunaan material, dimensi kolom balok dan
jumlah pondasi tiang pancangnya.
Hasil penelitian ini menunjukkan bahwa modifikasi
dinding eksterior menggunakan precast, dinding interior
menggunakan bata ringan dan pelat lantai menggunakan panel
precast dapat menghemat penggunaan biaya sebesar Rp.
6.775.412.000 atau sebesar 38,38% dari desain asli dan dapat
menghemat penggunaan tiang pancang sebesar 38% atau 32 buah
tiang pancang. ========== Marvell City is an integrated area in Surabaya which was
built at the beginning of 2014. The project uses conventional
structure on the floor plates and walls. This study aims to perform
engineering structure by modifying the floor plates and wall in
order to gain cost efficiencies.
This study uses a value engineering jobs plan. This study
uses multiple phase in value engineering jobs plan in order to
produce research purposes. Phase conducted in this study is the
information phase, the creative stage, the stage of the analysis and
recommendation stage. Alternative ideas that have emerged
analyzed in order to know the reduction of the use of materials,
dimensions of the beam coloumn and the amount of the stake pile
foundation.
The results of this study indicate that the modification of
using precast exterior walls, interior walls using light brick and
slab using precast panels can save the use of cost Rp.
6.775.412.000 or by 38,38% of the original design and can save
the use of the stake of 38% or 32 pieces pile.
