Abstract

Industri konstruksi selalu berkembang pada setiap tahunnya. Tolok ukur tingkat keberhasilan suatu proyek konstruksi dapat ditinjau dari segi biaya, salah satu caranya dengan mengukur kinerja biaya proyek. Dalam pelaksanaan proyek banyak resiko dan kendala yang terjadi dan hal tersebut akan mempengaruhi kinerja biaya proyek. Pemilihan kota Surabaya sebagai objek dikarenakan beberapa proyek konstruksi di Surabaya terselesaikan dengan biaya yang melebihi perencanaan anggaran pada awal proyek. Metode yang digunakan dalam penelitian ini adalah regresi linear berganda. Data yang digunakan sebagai input dalam proses analisa merupakan hasil kuesioner yang disebarkan kepada 33 manajer proyek yang menangani proyek konstruksi gedung di wilayah Surabaya. Pertanyaan yang diajukan merupakan faktor pelaksanaan yang terdiri atas 5 variabel dengan 23 indikator yang didapatkan dari study literatur dan kinerja biaya pada pelaksanaan proyek. Dari analisa regresi linear berganda didapatkan model persamaan regresi Y = -1,362 + 0.438 X1 - 0.548 X2 + 0.370 X3 + 0.547 X4+ 0.339 X5. Dari hasil analisa didapatkan hasil bahwa 5 variabel yaitu variabel perencanaan, alat dan material, tahap konstruksi, SDM dan kompetensi serta mutu dan kualitas berpengaruh terhadap kondisi biaya proyek sebesar 76,3%. Sedangkan variabel yang memiliki nilai tertinggi berdasarkan persepsi responden adalah variabel alat dan material dan variabel SDM dan kompetensi ========================================================================================================= The construction industry always develops in every year. The success measurement of a construction project can be reviewed in terms of cost, one way to measure the performance of the project cost. In implementing the project many risks and obstacles that occur and they will affect the performance of the project cost. The elections of Surabaya city as an object because of some construction projects in Surabaya resolved with costs that exceed the budget planning at the beginning of the project. The method which is used in this research is multiple linear regression. The data which is used as input in the process of analyzing is the results of a questionnaire which is distributed to 33 project managers who handle with building construction projects in the region Surabaya. The question posed is a cost factor which comprises 5 variables and 23 indicators were obtained from the literature study and the condition of the cost of project implementation. Based on the analysis of multiple linear regression obtained regression equation model Y = -1.362 + 0.438 X1- 0548 X2 X3 + 0547 + 0370 + 0339 X5 X4. From the results of the analysis showed that five variables: planning variables, equipments and materials, construction processes, human resources and competencies as well as the grade and the quality that affect of the conditions of the project cost of 76.3%. While the variable that has the highest score based on the perception of respondents are equipments and materials variable and human resources and competence variable.
