Abstract

Pembangunan Perumahan Grandcity terletak di Balikpapan Utara yang telah mengalami kelongsoran di area forestside residential kavling L12 dan L15. Lokasi tersebut sudah diberi proteksi perkuatan menggunakan soldier pile dan dinding penanahan tanah, namun saat timbunan di belakang dinding penahan tanah mencapai ketinggian ± 2 m terjadi longsor. Kondisi kaki DPT tergenang air dan tanah sangat basah yang disebabkan oleh kebocoran pipa PDAM. Dilakukan analisis ulang pada area terkritis dan area yang aman untuk mengetahui penyebab kelongsoran. Direncanakan 2 alternatif baru, pertama kavling L12, dan L15 dengan timbunan tegak diproteksi menggunakan DPT dan soldier pile. Kedua, pada kavling L12 diproteksi micropile dan geotextile, kavling L15 menjadi landai atau menggunakan counterweight. Hasil analisa adalah perencanaan awal didesain menggunakan parameter saat muka air rendah. Perkuatan diterapkan pada area dengan parameter muka air tanah tinggi yang menyebabkan longsor. Hasil alternatif 1 pada kavling L12 menggunakan DPT dengan tinggi 5 m, lebar puncak dinding 0,5 m, dan counterfort setiap 3 m, dihungukan soldier pile 1,3 buah/m, panjang 18 m, D500 mm, c.t.c 1,5 m menggunakan capping beam dengan tebal 1 m. Kavling L15 menggunakan DPT tinggi 8.5 m, lebar puncak dinding 0,5 m, dan counterfort setiap 4,5 m, dihungukan soldier pile 2 buah/m, panjang 18 m, D600 mm, c.t.c 1,5 m menggunakan capping beam tebal 1 m. Anggaran biaya alternatif ini sebesar Rp. 23.091.931.371. Karena terlalu mahal dan perkuatan terlalu besar dilakukan perubahan pada kavling L15 dijadikan lereng landai dengan perkuatan counterweight dan soldier pile 1,3 buah/m, panjang 18 m, D500 mm, c.t.c 1,5 m didapatkan anggaran biaya sebesar Rp. 14.170.547.590. Hasil perhitungan untuk alternatif 2 kavling L12 menggunakan geotextile stabilenka dengan kuat tarik 200 KN/m dikombinasi dengan micopile (square pile) 50 x 50 cm2 didapatkan anggaran biaya sebesar Rp. 14.558.416.191. Berdasarkan perhitungan didapatkan hasil yang harga paling efisien maka alternatif yang tepat untuk proyek ini adalah alternatif 1 dengan merubah kavling L15 menjadi lereng landai.

Grandcity Housing Construction in North Balikpapan which has improved landslides in residential forest areas in L12 and L15 plots. This location has been given reinforcement protection using piles and grounding walls, but when the deposits on the back wall of the soil barrier reach a height of ± 2 m there is a landslide. The foot of the DPT condition was flooded with very wet caused by PDAM pipe leakage. Re- analysis of the critical area and a safe area to find out the cause of the landslide. Planned 2 new alternatives, first L12, and L15 plots with upright piles protected using DPT and a pile of soldiers. Second, the L12 lot is protected by micropiles and geotextiles, the L15 plot becomes sloping or uses a counterweight. The results of the analysis are the initial planning is designed using parameters when the water level is low. Reinforcement is applied to areas with more severe soil parameters and higher ground level which causes landslides. Alternative 1 results on L12 plots use DPT with a height of 5 m, wall peak width of 0.5 m, and counterfort every 3 m, with soldier piles 1.3 pieces / m, length 18 m, D500 mm, ctc 1.5 m using capping beam 1 m thick. L15 plots use 8.5 m high DPT, 0.5 m wall peak width, and counterfort every 4.5 m, with soldier pile 2 pieces / m, 18 m long, D600 mm, 1.5 m ctc using thick capping beam 1 m . This alternative cost budget is Rp. 23,091,931,371. Because it is too expensive and too large a reinforcement is carried out on the L15 plot, sloping ramps are alternative with counterweight reinforcement and soldier piles 1.3 pieces / m, length 18 m, D500 mm, c.t.c 1.5 m, and a budget of Rp. 14,170,547,590. The calculation results for alternative 2 lots L12 using geotextile stabilenka with a tensile strength of 200 KN / m combined with a microscope (square stake) 50 x 50 cm2 obtained a budget of Rp. 14,558,416,191. Based on the calculation of the most efficient results, the right alternative for this project is alternative 1 by changing the L15 plot to a gentle slope.
