Abstract

Pembangunan infrastruktur dengan konsep Mixed Use akan dilaksanakan di dekat RS. Siloam, Gubeng-Surabaya. Pembangunan proyek “Gubeng Mixed Use Development” berdiri di atas tanah lunak. Berdasarkan data boring log hasil penyelidikan tanah, rata-rata kedalaman tanah lunak mulai dari permukaan tanah sampai dengan -11,5 m dengan jenis tanah yang di dominasi clay-silt. Konsistensi tanah lunak tersebut memiliki nilai N-SPT rata-rata < 10 dan muka air tanah pada kedalaman -1,00 m. Proyek “Gubeng Mix Use Development” ini didesain memliki basement 4 lantai dengan elevasi dasar -16,40 m. Pada pembangunan basement terdapat pekerjaan galian yang diberi dinding penahan untuk mencegah terjadinya longsor. Dinding penahan yang digunakan adalah secant pile yang diperkuat dengan memberi ground anchor sebanyak 3 layer. Metode Pelaksanaan pada pekerjaan basement proyek “Gubeng Mixed-Use Development” adalah Metode Bottom-Up. Permasalahan dalam proyek pembangunan gedung “Gubeng Mixed-Use Development” adalah terdapat keretakan pada bangunan sekitar. Berdasarkan permasalahan yang sudah dipaparkan di atas, maka perlu di rencanakan dinding penahan / dinding basement alternatif. Dinding penahan yang direncanakan yaitu menggunakan secant pile dan diaphragm wall agar aman dan kuat. Dari kedua alternatif tersebut akan dibandingkan dari segi biaya sebagai dasar penentuan alternatif yang dipilih. Selain itu, gaya uplift lantai basement perlu diperhatikan mengingat muka air pada proyek “Gubeng Mixed-Use Development” sangat tinggi yaitu -1.00 meter. Perencanaan ulang ini menggunakan metode top-down. Pada perhitungan dinding penahan menggunakan metode perhitungan Stress and Deformation : Beam on Elastic Foundation. Hasil yang didapatkan berdasarkan analisa dan perhitungan pada Diaphragm Wall didapatkan lebar 1,0 meter dengan kedalaman 42 meter dan deformasi maksimal 3,65 cm dengan analisa biaya Rp 36.583.668.318. Pada secant pile didapatkan diameter sebesar 1,0 meter dengan kedalaman 42 meter dan deformasi maksimal 5,00 cm dengan analisa biaya Rp 36.818.496.390. Berdasarkan hasil deformasi dan analisa biaya dari segi material, dipilih perencanaan dinding penahan dengan menggunakan Diaphragm Wall sebagai dinding penahan basement gedung Gubeng Mixed Use Development Surabaya. Sedangkan untuk pondasi bored pile menggunakan diameter 1,2 m dengan kedalaman bervariasi 30 m dan 40 m dan analisa biaya yang didapatkan adalah Rp 19.526.430.390.

An infrastructure construction using Mixed Use concept will be carried out near Siloam hospital, Gubeng - Surabaya. The development of "Mixed Use Development" project stands on soft soil. Based on log boring data from the results of soil investigations, the average depth of soft soil from the ground to up to -11.5 m with the type of soil dominated by clay-silt. The consistency of soft soil has an average N-SPT value <10 and groundwater level at -1.00 m. "Gubeng Mix Use Development" project is designed to have 4 basement floor with a base elevation of -16.40 m. In that case found that there was an excavation work that was given a retaining wall to prevent landslides. The retaining wall used was secant pile that was reinforced by giving 3 anchor ground layers. The problem found in this construction was that there were cracks in the surrounding buildings. The Implementation Method for "Gubeng Mixed-Use Development" basement project is bottom-up method. According to the problems described, it is necessary to plan an alternative retaining wall or basement wall. The retaining walls which are planned to use are secant pile and diaphragm wall in order to get safe and strong. Both alternatives will be compared in terms of cost as a basis for determining the chosen alternative. In addition, the uplift style of the basement floor needs to be considered since the water level in the "Mixed-Use Development" project is very high at -1.00 meters. This re-planning uses top-down method. The calculation of the retaining wall uses Stress and Deformation calculation method: Beam on Elastic Foundation. The results obtained based on the analysis and calculations on Diaphragm Wall obtained 1.0 meters thick with a depth of 42 meters and a maximum deformation of 1.43 cm with a cost analysis of Rp. 36,582,668,318. The secant pile diameter is 1.0 meters with a depth of 42 meters and a maximum deformation of 2.14 cm with a cost analysis of Rp. 36,818,496,390. Based on the results of the deformation and cost analysis in terms of material, the chosen planning is using Diaphragm Wall as the retaining wall of Mixed Use Development building in Surabaya. Whereas the bored pile foundation uses a diameter of 1.2 m with varying depths of 30 m and 40 m and analysis of the costs obtained is Rp 19,526,430,390.
