Abstract
Surabaya merupakan kota terbesar kedua di Indonesia yaitu di Jawa Timur. Banyaknya pembangunan – pembangunan yang dari tahun ke tahun meningkat, terutama proyek konstruksi gedung apartemen. Pengaruh industri konstruksi berkelanjutan baik secara langsung atau tidak langsung memberi dampak terhadap kondisi sosial, ekonomi, dan lingkungan. Namun aspek - aspek tersebut belum bisa dipenuhi karena perusahaan konstrusi sekarang masih memikirkan agar proyek itu berhasil. Menurut pandangan lama, sebuah proyek dikatakan berhasil jika pembangunan selesai tepat waktu sesuai anggaran dan kualitas baik. Kenyataannya Perusahaan pengembang property (developer) tidak hanya memikirkan sukses dalam jangka pendek. Padahal jika perusahan tersebut ingin bertahan maka bisa menerapkan desain yang green yang dapat berpengaruh terhadap keberhasilan proyek jangka panjang. Oleh karena itu perlunya dilakukan penelitian dengan tujuan untuk memberikan informasi mengenai hubungan antara kriteria berkelanjutan dengan keberhasilan proyek
Penelitian yang akan dilakukan dengan membagikan kuesioner dengan skala likert yaitu tentang persepsi para responden terhadap penilaian pembangunan berkelanjutan dan keberhasilan proyek kepada perusahaan kontraktor menengah dan besar khususnya di bidang gedung. Penelitian ini menggunakan analisa Structural Equation Modeling (SEM) dan didapatkan hasil bahwa berdasarkan Green Design berpengaruh secara signifikan terhadap product success. Product success berpengaruh signifikan terhadap market success. Di sisi lain green design tidak berpengaruh secara signifikan terhadap market success.

Surabaya is the second largest city in Indonesia, namely in East Java. The amount of development has increased from year to year, especially apartment building construction projects. The influence of the sustainable construction industry either directly or indirectly has an impact on social, economic and environmental conditions. However, these aspects cannot be fulfilled because the construction company is still thinking about the project being successful. In the old view, a project is said to be successful if the construction is completed on time according to the budget and good quality. In fact, property developer companies (developers) not only think of success in the short term. Even if the company wants to survive it can implement a green design that can affect the success of the long-term project. Therefore the need for research is carried out with the aim of providing information about the relationship between criteria that are sustainable and the success of the project The research will be conducted by distributing questionnaires with the Likert scale, namely about the respondents' perceptions of the assessment of sustainable development and the success of the project to medium and large contracting companies, especially in the field of buildings. This study uses the analysis of Structural Equation Modeling (SEM) and found that based on Green Design has a significant effect on product success. Product success has a significant effect on market success. On the other hand green design does not significantly influence market success.
