Abstract
Didalam setiap proses pemeliharaan gedung selalu ada banyak risiko yang timbul seperti kerusakan pada aspek civil, mechanical, electrical, and plumbing yang merupakan komponen dari gedung. Pemeliharaan pada gedung apartemen XYZ telah dilakukan guna upaya mengurangi frekuensi risiko-risiko yang ada. Akan tetapi dalam kenyataannya langkah manajemen risiko belum diterapkan menjadi suatu sistem pemeliharaan gedung. Tahapan awal dari manajemen risiko adalah identifikasi risiko dimana dilakukan observasi langsung terhadap setiap komponen gedung dan mendefinisikan dampak yang ditimbulkan dari tiap-tiap risiko yang ada. Setelah mengumpulkan risiko-risiko yang ada kemudian risiko tersebut di klasifikasikan berdasarkan jenis risiko terhadap aspek yang ada pada komponen gedung. Setelah tahap identifikasi risiko, kemudian dilanjutkan dengan tahap penilaian risiko (risk Assesment) pada tiap-tiap risiko yang ada. Pada penelitian ini digunakan metode Fuzzy-FMEA (Failure mode and Effect analysis) untuk menentukan nilai dari tiap-tiap risiko. Didapatkan nilai RPN (Risk Priority Number) sebagai hasil dari tahap risk assesment. Nilai RPN yang didapatkan kemudian dijadikan acuan untuk menentukan risiko yang bersifat kritis yang artinya memiliki dampak yang cukup signifikan bagi proses pemeliharaan gedung apartemen XYZ. Pada penelitian ini didaptkan risiko paling kritis kerusakan marmer dengan nilai FRPN 64,7 dan diperoleh 7 basic event yaitu: Tidak ada SOP pekerjaan, tidak ada training, kurang sehat, pengaruh obat-obatan, tidak ada pengecekan saat serah terima, tidak ada checklist rutin, dan angin kencang. Dari basic event di atas penulis menetapkan 6 rekomendasi yang menjawab masing-masing basic event yang ada.

In every building maintenance process there are always many risks that arise such as damage on subcriteria civil, mechanical, electrical, and plumbing aspects which are components of the building. Maintenance at XYZ apartment buildings has been carried out in an effort to reduce the frequency of existing risks. But in reality the risk management step hasn’t implemented into a building maintenance system. The initial stage of risk management is the identification of risks where is the direct observations are made on each component of the building and defines the impact caused by each of the existing risks. After collecting the risks, the risks are classified based on the type of risk to the aspects in the building component. After the risk identification stage, then came to the risk assessment stage for each existing risk. In this research the Fuzzy-FMEA (Failure mode and Effect analysis) method is used to determine the value of each risk. The RPN (Risk Priority Number) value is obtained as a result of the risk assessment phase. The RPN value obtained is then used as a reference to determine critical risks, which means it has a significant impact on the process of maintaining XYZ apartment buildings. In this study, the most critical risk is marble damage was obtained with a FRPN value 64.7 and obtained seven basic events, that is: there is no standar procedure for work, there is no training, lack of health, drugs influence, there is no checking at handover, never routine checklist, and strong winds. From the basic event above, the author sets six recommendations that answer each of the basic events.
