Abstract

Gedung Apartemen Tamansari Iswara (Tower C) di Bekasi merupakan sebuah gedung yang dibangun dengan menggunakan metode cor in situ. Gedung Apartemen Tamansari Iswara (Tower C) dalam hal ini memiliki ruang untuk dikembangkan dari sisi metode pelaksanaan konstruksinya. Atas dasar tersebut, penulis merencanakan ulang gedung Apartemen Tamansari Iswara (Tower C) dengan menggunakan metode beton pracetak dengan maksud untuk menghasilkan sebuah rancangan baru yang dapat lebih cepat dan efisien dilaksanakan tanpa mengurangi mutu dari rancangan aslinya. Dalam perencanaan ulang gedung Apartemen Tamansari Iswara (Tower C), penulis mengubah jumlah lantai menjadi 20 lantai dan denah daripada Tower C akan dipisah dengan tower yang lain. Namun, sistem gedung yang digunakan tetap sama, yaitu sistem struktur ganda dengan rangka pemikul momen disertai dengan dinding geser beton bertulang khusus. Perencanaan elemen beton pracetak pada tugas akhir ini akan mengacu pada beberapa pedoman perencanaan seperti SNI 2847:2019, ACI 318M-14, PCI Handbook, dan lainnya. Elemen beton pracetak akan digunakan pada elemen struktur pelat, balok, dan kolom dengan sambungan dari Peikko Group Modix Rebar Coupler dan NMB Splice Sleeve. Untuk analisa struktur dan desain bangunan, penulis menggunakan ETABS 18 dan SpColumn sebagai program bantu. ============================================================ Tamansari Iswara Apartment (Tower C) is a multiple story building that was built in Bekasi with the conventional concrete method. The design of Tamansari Iswara has a room of improvement in terms of its construction method. The conventional concrete in Tamansari Iswara can be modified to a precast concrete method to create a time efficient design. With such premises, this final project will modify the design of Tamansari Iswara to a precast concrete without reducing any quality of its original raw design. Tamansari Iswara Apartment (Tower C) will be modified to only have 20 floor levels with 2 basement and the layout of the building will be dilated from it connecting building. The building will be using the same dual system, which are the special moment resisting frame with a concrete shear wall. The modification design will refer to SNI 2847:2019, ACI 318M-14, PCI Handbook, and other corelating literature and codes. The modification with precast concrete will be specifically applied to the slab, beam, and columns with element connectors from Peikko Group Modix Rebar Coupler and NMB Splice Sleeve. In order to get the structural analysis and design of the building, ETABS 18 and SpColumn will be used.
