Abstract

Perumahan Tirtasani Royal Resort merupakan salah satu
perumahan yang terletak di Kota Malang. Developer dari
Perumahan ini berencana untuk melakukan pengembangan
dengan pembukaan cluster baru. Penentuan harga jual akan
sangat berpengaruh pada penjualan unit rumah pada perumahan
tersebut. Penentuan harga ini diakibatkan oleh biaya yang harus
dikeluarkan untuk investasi dalam pembangunan perumahan, baik
biaya tetap maupun biaya variabel. Tujuan penulisan Tugas Akhir
ini adalah untuk menganalisa harga jual pada setiap tipe rumah
dengan menggunakan metode analisis Titik Impas.
Penelitian ini dilakukan dengan menghitung biaya tetap
dan biaya variabel terlebih dahulu. Dilanjutkan dengan
melakukan skenario penetapan margin keuntungan sebesar 10%,
20%, dan 30% untuk menentukan harga jual. Kemudian dilakukan
analisis titik impas berdasarkan biaya tetap dan biaya variabel
dengan margin keuntungan yang ditetapkan pada setiap tipe unit
sehingga didapatkan jumlah unit pada titik impas serta besar
keuntungan yang didapatkan.
Dari hasil analisa yang dilakukan, untuk tipe 40-84
dengan margin profit 10% didapatkan harga jual sebesar Rp
403.018.204 dan keuntungan sebesar Rp 20.956.946.652; margin
profit 20% didapatkan harga jual sebesar Rp 439.656.223 dan
keuntungan sebesar Rp 38.689.747.665; margin profit 30%
didapatkan harga jual sebesar Rp 476.294.242 dan keuntungan
sebesar Rp 54.297.543.598. Sedangkan untuk tipe rumah 106-90
dengan margin profit 10% didapatkan harga jual sebesar Rp
731.205.216 dan keuntungan sebesar Rp 9.505.667.817; margin
profit 20% didapatkan harga jual sebesar Rp 797.678.418 dan
keuntungan sebesar Rp 15.953.568.365; margin profit 30%
didapatkan harga jual sebesar Rp 864.151.619 dan keuntungan
sebesar Rp 20.739.638.874.

Tirtasani Royal Resort is one of the housing located in
Malang. The developer of this housing estate planned to expand by
opening a new cluster. The determination of the cost will greatly
affect the sales of housing units in the housing. This price
determination is due to the costs that must be incurred for
investment in the housing development. The factors that influence
the cost of goods are influenced by the amount of fixed costs and
variable costs. The purpose of this final project is to analyze the
cost of goods at each type of house using the break-even point
analysis method.
This research was conducted by calculating fixed costs
and variable costs first. Then followed by a simulation to determine
a profit margin of 10%, 20% and 30%. Then a break-even point
analysis is carried out based on fixed costs and variable costs with
a profit margin set for each type of unit in order to obtain the
number of units at the breakeven point and the amount of profit
earned.
From the results of the analysis conducted, for the type 40-
84 with a profit margin of 10%, the price is IDR 403,018,204 and
a profit of IDR 20,956,946,652; 20% profit margin obtained by a
selling price of IDR 439,656,223 and a profit of IDR
38,689,747,665; 30% profit margin, the selling price is IDR
476,294,242 and a profit of IDR 54,297,543,598. Meanwhile, for
the type of house 106-90 with a profit margin of 10%, the sale price
is IDR 731,205,216 and a profit of IDR 9,505,667,817; 20% profit
margin obtained by a selling price of IDR 797,678,418 and a profit
of IDR 15,953,568,365; a 30% profit margin obtained a selling
price of IDR 864,151,619 and a profit of IDR 20,739,638,874.
