Abstract
Industri konstruksi merupakan sektor penting dalam pertumbuhan ekonomi dan penduduk di suatu negara. Industri konstruksi berkembang semakin besar dan rumit dari segi fisik maupun biaya. Masalah global dalam industri konstruksi adalah keterlambatan yang mengakibatkan proyek mengalami costoverrun dan timeoverrun. Proyek The Ahmad Dahlan Plaza mengalami keterlambatan rata rata 3,23% setiap minggunya. Tujuan penelitian ini adalah menganalisis kinerja biaya dan waktu proyek tersebut menggunakan metode Earned Value Management. Hasil analisis pada minggu ke 27 proyek memiliki nilai SPI 0,896 dan nilai CPI 1,062. Proyek mengalami timeoverrun 3 minggu dari 48 minggu dan surplus Rp. 1.708.032.797 dari Rp. 29.093.825.181. Setelah diterapkan metode percepatan sehingga proyek selesai lebih cepat 4 minggu tanpa penambahan biaya. Durasi akhir proyek menjadi 47 minggu dengan biaya akhir Rp. 27.385.792.384.

The construction industry is a crutial sector in the economic and population growth of a country. The construction industry is growing bigger and more complex in physical and cost. The global problem in the construction industry is delays that cause time overrun and cost overrun in project. The Ahmad Dahlan Plaza project has an average delay 3.23% every week. The aim of this study is to analyze the project cost and time performance by using the Earned Value Management method. The results of the analysis on the week 27th, the project has a SPI value 0.896 and a CPI value 1.062. The project experiences a time overrun of 3 weeks from 48 weeks and a surplus of Rp. 1,708,032,797 from Rp. 29,093,825,181. After the acceleration method is applied, the project finished 4 weeks faster without additional costs. The final project duration is 47 weeks with a final cost Rp. 27,385,792,384.
