Abstract

Proyek Pembangunan Rumah Susun Pusat Industri Kecil Pulo Gadung, Kel. Penggilingan, Kec Cakung, Jakarta Timur, DKI Jakarta. Rumah Susun PIK Pulogadung ini dibangun di tanah dengan luas 36.763 m2. Untuk pembangunan Tower A2 mulai dari lantai 1 sampai dengan lantai 9 termasuk pekerjaan pondasi dengan mengunakan satu zona diperoleh waktu pekerjaan adalah 245 hari kalender.
Dalam penyusunan tugas akhir ini membahas tentang perhitungan waktu dan biaya pelaksanaan proyek pembangunan Rumah Susun PIK pulogadung Tower A2 mulai dari lantai 1 sampai dengan lantai 9 termasuk pekerjaan pondasi dengan dibagi menjadi 2 zona. Perhitungan waktu ditentukan dengan menghitung total volume dalam satu pekerjaan dibagi dengan kapasitas produksi di setiap pekerjaan. Untuk biaya pelaksanaan ditentukan dengan perhitungan volume item pekerjaan dari setiap pekerjaan, kemudian diperlukan upah pekerja, biaya sewa alat berat, ataupun harga material. Sehingga dari perhitungan tersebut dapat disusun Rencana Anggaran Pelaksanaan (RAP) dan dapat dihitung bobot setiap pekerjaan. Dan hasil akhir dari perhitungan waktu dan biaya didapat kurva-S. Perencanaan metode pelaksanaan dan kesehatan dan keselamatan kerja (K3) juga penting karena berpengaruh terhadap waktu dan biaya di suatu proyek.
Hasil dari proyek akhir ini adalah durasi pelaksanaan proyek, rekapitulasi biaya, metode pelaksanaan yang digunakan, serta kurva S. Dari hasil perhitungan, didapatkan durasi pekerjaan selama 124 hari kalender dengan biaya pelaksanaan sebesar Rp 21,676,209,359,- . Untuk biaya Keselamatan dan Kesehatan Kerja (K3) diambail 1,65% dari total biaya pelaksanaan sebesar Rp 341,227,315.42-. Maka dengan dibaginya menjadi 2 zona untuk durasinya lebih cepat 49,39% dan untuk harga lebih mahal 1,47% dibandingkan dengan mengunakan 1 zona.

In preparing this final project, it discusses the calculation of the time and cost of implementing the PIK Pulogadung Flats Tower A2 construction project starting from the 1st floor to the 8th floor including the foundation work. Furthermore, the calculation of time was determined by calculating the total volume in one job divided by the production capacity in each job. The implementation costs were determined by calculating the volume of work items from each job; besides, worker salary, heavy equipment rental costs, or material prices are required. Therefore, from these calculations an Implementation Budget Plan (RAP) can be drawn up and the workload can be calculated. In addition, the final result of the calculation of time and cost is obtained S-curve. Planning for implementation methods and occupational health and safety (K3) is also important since it affects the time and cost of a project.
The results of this final project are the duration of project implementation, cost recapitulation, implementation method used, and the S curve. From the calculation results, the work duration is 124 calendar days with an implementation cost of Rp 21,676,209,359,-. For the cost of Occupational Safety and Health (K3), 1,65% of the total implementation costs were taken of Rp. 3,102,366,503,-. So by dividing it into 2 zones, the duration is 49,39% faster and the price is 1,47% more expensive than using 1 zone.
