Abstract

Surabaya adalah ibukota Provinsi Jawa Timur dan merupakan kota terbesar kedua di Indonesia setelah Jakarta, dengan luas wilayah 326,81 km2. Sejalan dengan pertumbuhan kawasan bisnis dan industri, ditambah dengan perkembangan infrastruktur transportasi dan fasilitas umum seperti pusat perbelanjaan, fasilitas kesehatan dan fasilitas pendidikan yang semakin memadai mendorong pertumbuhan properti di Surabaya. Pertumbuhan properti ini ditandai oleh banyaknya proyek konstruksi pembangunan gedung-gedung bertingkat (high-rise building). Konstruksi high-rise building memiliki tiga komponen utama yang mempengaruhi keberhasilan pekerjaan struktur. Ketiga komponen tersebut adalah campuran beton, penulangan, dan bekisting. Seiring dengan perkembangan zaman teknologi bekisting juga mengalami perkembangan dimana muncul inovasi-inovasi baru yang dapat meningkatkan kualitas dan kuantitas kerja, salah satu inovasinya adalah aluminium formwork. Proyek akhir ini merencanakan manajemen konstruksi pada proyek Pembangunan Apartemen Westown View Phase 1 Tower La Chiva yang terletak di Jl. Raya Menganti, Babatan, Wiyung, Surabaya dengan mengganti metode pelakasanaan bekisting yang awalnya semi sistem menjadi aluminium formwok dari lantai 9 hingga lantai 19. Penyusunan proyek akhir ini dimulai dari mengidentifikasi item pekerjaan kemudian menghitung volume dan produktivitas. Perhitungan tersebut kemudian menghasilkan durasi tiap item pekerjaan dan biaya yang dibutuhkan. Berdasarkan hasil analisis diperoleh durasi total pelaksanaan selama 98 hari dan biaya pelaksanaan sebesar Rp 21.021.871.759.

Surabaya is the capital of East Java Province and is the second largest city in Indonesia after Jakarta, with an area of 326.81 km2. In line with the growth of business and industrial areas, coupled with the development of transportation infrastructure and public facilities such as shopping centers, health facilities, and educational facilities that are increasingly adequate, encourages the growth of the property in Surabaya. The growth of the property is marked by the number of high-rise building construction projects. The construction of high-rise buildings has three main components that affect the success of structural work. The three components are a mixture of concrete, reinforcement, and formwork. Along with the development of the times, formwork technology also experienced developments where new innovations emerged that could improve the quality and quantity of work, one of the innovations was aluminum formwork. This final project plans construction management on the Westown View Phase 1 Apartment Development Project La Chiva Tower which is located on Raya Menganti Street, Babatan, Wiyung, Surabaya by changing the formwork implementation method which was originally semi-system to aluminum formwork from the 9th floor to the 19th floor. The preparation of this final project starts with identifying work items and then calculating volume and productivity. The calculation then produces the duration of each work item and cost required. Based on the results of the analysis, it was obtained that the total duration of implementation was 98 days and the implementation cost was IDR21.021.871.759.
