Abstract

Sejalan dengan pertumbuhan jumlah penduduk Indonesia, termasuk di Surabaya, sebagai kota terbesar kedua di Indonesia, maka kebutuhan akan tempat tinggal pun akan bertambah, PT. Adhi Persada Properti memasarkan Apartemen Taman Melati dengan menawarkan unit apartemennya untuk disewakan maupun dijual, mengelola unit dengan pihak lain, serta menjual Apartemen Taman Melati. Tugas akhir ini bertujuan untuk mendapatkan nilai pasar dari Apartemen Taman Melati dengan dua pendekatan yaitu pendekatan biaya dan pendekatan pendapatan. Pada pendekatan biaya diperlukan nilai pasar tanah yang akan diperoleh dengan pendekatan pasar dengan properti serupa, sedangkan menghitung nilai bangunan didapatkan dengan menggunakan metode unit terpasang, dan menghitung besarnya penyusutan baik fisik maupun fungsi, sedangkan pada pendekatan pendapatan didapatkan dari harga jual, sewa, dan service charge untuk menghitung pemasukan bersih pertahun. Nilai pasar properti dari pendekatan biaya sebesar RP635.253.515.459, nilai pasar properti dengan metode discounted cash flow sebesar Rp741.761.424.047. Berdasarkan hasil rekonsiliasi, nilai pasar properti Apartemen Taman Melati Surabaya adalah sebesar Rp702.366.809.266.

Due to the increasing of population in Indonesia, especially in Surabaya as the second metropolitan city in Indonesia, there is a high demand of housing. For that reason, PT. Adhi Persada Properti is supporting that challenge by offering Taman Melati Apartments units for rent or sale, managing units with other parties, and selling Taman Melati Apartments. This final project aims to obtain the market value of Taman Melati apartments with two approaches, namely the cost approach and the income approach. The cost approach requires the market value of the land to be obtained using a market approach with similar properties, while calculating the value of the building is obtained using the installed units method, and calculating the amount of depreciation both physically and functionally. . In the income approach, the value of net income will be calculated per year, which is obtained from rental prices, selling prices, service charges, and other facilities. The property market value using the cost approach is IDR 635.253.515.459, the property market value using the discounted cash flow method is IDR 741.761.424.047. Based on the results of the reconciliation, the market value of the Taman Melati Surabaya Apartment property is IDR 702.366.809.266.
