Abstract
Harga merupakan satu-satunya elemen bauran pemasaran yang menghasilkan pendapatan, semua elemen lainnya hanya mewakili harga. Penentuan harga yang kompetitif sangat berdampak pada keuntungan, namun juga bergantung pada struktur pasar dimana produk itu akan dijual. Harga jual adalah faktor utama yang dijadikan acuan konsumen dalam pertimbangan pemilihan disamping ragam fasilitas yang ditawarkan oleh tiap pengembang. Penelitian ini bertujuan untuk menentukan harga jual rumah proyek perumahan Pesona Garden Samarinda. Penentuan harga jual dilakukan berdasarkan Analisa Beaya dan Perbandingan Data Pasar. Analisa Beaya bertujuan untuk memperoleh harga jual yang dihitung berdasarkan beaya pembangunan proyek perumahan Pesona Garden dan kemudian ditinjau berdasarkan Perbandingan Data Pasar dengan membandingkan perumahan yang dinilai dengan beberapa perumahan pembanding sebagai kompetitor melalui nilai pasar yang terbentuk. Berdasarkan analisa beaya dan analisa perbandingan data pasar ditentukan harga jual rumah perumahan Pesona Garden Samarinda tipe 50.5 sebesar Rp. 336,300,000,- tipe 64.5 sebesar Rp. 445,600,000,- dantipe 70.5 sebesar Rp. 492,500,000,- Melalui analisa investasi dalam jangka waktu penjualan 3 tahun dan bunga pinjaman bank sebesar 12% diperoleh nilai Net Present Value (NPV) sebesar Rp.15,931,265,310,- Internal Rate of Return (IRR) sebesar 27.86% dan jangka waktu pengembalian modal pada semester ke-enam

Price is the only element of the marketing mix that generates revenue, all other elements represent only price. Competitive pricing greatly impacts profits, but also depends on the market structure where the product will be sold. Selling price is the main factor used as a reference for consumers when considering their selection in addition to the variety of facilities offered by each developer. This research aims to determine the selling price of houses in the Pesona Garden Samarinda housing project. The selling price is determined based on Cost Analysis and Market Data Comparison. Cost Analysis aims to obtain a selling price which is calculated based on the construction costs of the Pesona Garden housing project and then reviewed based on Market Data Comparison by comparing the assessed housing with several comparative housing as competitors through the market value formed. Based on cost analysis and comparative analysis of market data, the selling price for the Pesona Garden Samarinda type 50.5 residential house is determined at IDR. 336,300,000,- type 64.5 amounting to Rp. 445,600,000,- and type 70.5 is IDR. 492,500,000,- Through investment analysis within a sales period of 3 years and bank loan interest of 12%, a Net Present Value (NPV) value of Rp. sixth
