Abstract

Kawasan Tembalang, Kota Semarang merupakan kawasan berbagai perguruan tinggi berdiri seperti Universitas Diponegoro, Universitas Pandanaran, Politeknik Negeri Semarang, dan Politeknik Kesehatan Kemenkes Semarang. The Alton Apartment menawarkan hunian yang menunjang gaya hidup mahasiswa di kawasan Tembalang. Lokasinya berada di dekat pintu gerbang UNDIP Tembalang, letak yang sangat strategis untuk apartemen mahasiswa. Penerapan green building juga diterapkan pada pembangunan The Alton Apartment. Tugas Akhir ini membahas mengenai perhitungan waktu dan biaya pada pembangunan struktur atas lantai basement dan podium pada tower 3 gedung The Alton Apartment menggunakan aluminium formwork. Aluminium formwork dipilih dengan pertimbangan keunggulannya di berbagai aspek seperti dari segi waktu pelaksanaan, mutu, metode pekerjaan, maupun biaya. Penggunaan aluminium formwork cocok digunakan pada beberapa lantai tipikal pada bangunan ini. Selain itu aluminium formwork juga cocok dengan konsep green building pada proses pembangunannya yang diusung pada proyek ini. Perencanaan waktu dan anggaran pelaksanaan proyek ini dibatasi pada pekerjaan struktur atas bangunan pada pekerjaan kolom, balok, plat, tangga, shearwall, dan corewall. Perencanaan diawali dengan menentukan metode pelaksanaan sesuai kondisi lapangan. Kemudian dilanjutkan dengan perhitungan volume, produktivitas,durasi dan RAP (Rencana Anggaran Pelaksanaan). Penjadwalan dilakukan dengan metode PDM (Precedence Diagram Metode) dan Microsoft Poject. Berdasarkan penjadwalan dan bobot pekerjaan, kemudian dibuat kurva S. Dari perencanaan yang telah disusun didapatkan hasil durasi pelaksanaan menggunakan Aluminium Formwork adalah 70 hari kerja dengan total biaya pelaksanaan Rp. 14.238.023.010. Apabila menggunakan bekisting konvensional didapatkan hasil sebesar Rp. 13.187.491.226 dengan durasi 103 hari kerja. Penggunaan aluminium formwork lebih mahal sebesar Rp. 1.050.531.784 namun lebih cepat proses pekerjaannya dibanding bekisting konvensional.

Tembalang area, Semarang City is an area of various universities such as Diponegoro University, Pandanaran University, Semarang State Polytechnic, and Health Polytechnic Kemenkes Semarang. The Alton Apartment offers housing that supports the student lifestyle in the Tembalang area. Its location is near the UNDIP Tembalang gate, a very strategic location for student apartments. The application of green building is also applied to the construction of The Alton Apartment. This Final Project discusses the calculation of time and cost in the construction of the upper structure of the basement and podium floors in 3rd tower of The Alton Apartment building using aluminum formwork. Aluminum formwork was chosen with consideration of its advantages in various aspects such as in terms of implementation time, quality, work methods, and costs. The use of aluminum formwork is suitable for use on several typical floors in this building. In addition, aluminum formwork is also suitable with the concept of green building in the development process carried out in this project. The time and budget planning for the implementation of this project is limited to the work of the upper structure of the building on the work of columns, beams, plates, stairs, shear wall, and core wall. Planning begins with determining the method of implementation according to field conditions. Then proceed with the calculation of volume, productivity, duration and RAP (Implementation Budget Plan). Scheduling is carried out using the PDM (Precedence Diagram Method) method and Microsoft Project. Based on scheduling and work weights, an S curve is then made. From the planning that has been prepared, the result of the implementation duration using Aluminum Formwork is 70 working days with a total implementation cost of Rp. 14.238.023.010. When using conventional formwork, the result is Rp. 13.187.491.226 with a duration of 103 working days. The use of aluminum formwork is more expensive at Rp. 1.050.531.784, but the work process is faster than conventional formwork.
