Abstract
Perubahan ekonomi global pada abad ini telah dipengaruhi secara signifikan oleh perkembangan teknologi, termasuk di sektor konstruksi. Di Indonesia, sektor konstruksi memiliki peran strategis dalam pembangunan, dengan nilai investasi yang meningkat setiap tahun. Sejak 2018, ketika Kementerian PUPR menerapkan peraturan tentang Building Information Modeling (BIM), perkembangan BIM di Indonesia telah dimulai. Meskipun pengguna perangkat lunak BIM merasakan manfaatnya secara langsung, perusahaan belum sepenuhnya merasakannya. Penelitian ini bertujuan untuk mengidentifikasi dan menganalisis variabel Return on Investment (ROI) dari investasi BIM di perusahaan konstruksi BUMN di Indonesia. Dengan menggunakan literatur dan wawancara terstruktur dengan pimpinan perusahaan dan praktisi BIM, investasi dan return dalam bentuk manfaat tangible dan intangible akan disajikan. Validasi model dilakukan dengan menerapkan model perhitungan ROI yang dikembangkan pada beberapa perusahaan konstruksi BUMN yang sudah mengimplementasikan BIM. Hasil penelitian menunjukkan bahwa variabel ROI dalam implementasi BIM meliputi empat (4) variabel “investasi”, yaitu: pembelian awal perangkat lunak dan perangkat keras, pelatihan sumber daya manusia, pembentukan organisasi BIM di perusahaan (Divisi BIM) dan pembuatan database dan aplikasi. Sedangkan “return” terdiri dari empat (4) variabel, yaitu: penghematan biaya melalui Clash detection model, pengurangan penggunaan kertas kerja, penghematan biaya waste material, dan percepatan waktu pelaksanaan melalui simulasi 4D BIM. Penelitian juga menemukan bahwa ROI dari beberapa perusahaan BUMN yang telah berinvestasi dan mengimplementasikan BIM memberikan nilai positif.

Global economic changes in this century have been significantly influenced by technological advancements, including in the construction sector. In Indonesia, the construction sector plays a strategic role in development, with investment values increasing annually. Since 2018, when the Ministry of Public Works and Public Housing (PUPR) implemented regulations on Building Information Modeling (BIM), the development of BIM in Indonesia has begun. Although BIM software users directly experience its benefits, companies have not yet fully realized them. This study aims to identify and analyze the Return On Investment (ROI) variables from BIM investments in state-owned construction companies in Indonesia. By using literature and structured interviews with company leaders and BIM practitioners, investments and returns in the form of tangible and intangible benefits will be presented. Model validation is carried out by applying the developed ROI calculations to several state-owned construction companies that have implemented BIM. The research results indicate that the ROI variables in BIM implementation encompass four (4) "investment" variables, namely: initial purchase of software and hardware, human resource training, establishment of a BIM organization within the company (BIM Division), and database and application development. Meanwhile, the "return" consists of four (4) variables, namely: cost savings through the cash detection model, reduction in the use of worksheets, cost savings in waste material, and acceleration of project execution time through 4D BIM simulation. The study also found that ROI from several state-owned companies (BUMN) that have invested in and implemented BIM yielded positive values.
