Abstract

Kota Surabaya, sebagai ibu kota Provinsi Jawa Timur, adalah kota terbesar kedua di Indonesia berdasarkan pada jumlah penduduk. Keterbatasan lahan di Kota Surabaya akibat pertambahan jumlah penduduk menjadikan pembangunan hunian vertikal seperti apartemen sebagai solusi. East Coast Center 2 Phase 2 merupakan kawasan hunian dan perbelanjaan di Pakuwon City yang akan dikembangkan menjadi tiga tower dengan rincian 10 lantai podium, dua tower dengan masing-masing 31 lantai, dan satu lantai basement. Gedung ini dibangun di atas timbunan setinggi 2 meter dari muka tanah asli, dengan basement setinggi 3.2 meter. Pengujian tanah menunjukkan adanya tanah lempung berkonsistensi sangat lunak (NSPT < 2) hingga kedalaman sekitar 13 meter. Perencanaan eksisting menggunakan pondasi tiang pancang (square pile) 50 x 50 cm sepanjang 30 meter untuk area podium, bored pile berdiameter 60 cm sepanjang 30 meter, bored pile berdiameter 80 cm sepanjang 45 meter, dan dinding beton setebal 25 cm untuk basement. Tugas akhir ini mengevaluasi perencanaan pondasi dan dinding penahan eksisting, serta menyusun alternatif perencanaan pondasi berupa bored pile berdiameter 1 meter dan 1.2 meter. Selain itu, direncanakan juga alternatif dinding penahan tanah dengan ketebalan berbeda. Pemilihan alternatif didasarkan pada efisiensi dan biaya. Alternatif yang dipilih adalah pondasi bored pile berdiameter 1 meter dengan 77 titik pondasi grup di area podium sepanjang 30 meter dengan spasi antar tiang 3 meter; 225 tiang pada Tower 2 sepanjang 40 meter dengan spasi antar tiang 3 meter; dan 253 tiang pada Tower 3 sepanjang 40 meter dengan spasi antar tiang 3 meter. Selain itu, dipilih dinding penahan tanah setebal 20 cm. Biaya untuk pondasi bored pile berdiameter 1 meter sebesar Rp71,936,630,053 dan biaya untuk dinding setebal 20 cm sebesar Rp760,821,333.

Surabaya, the capital city of East Java Province, is the second-largest city in Indonesia by population. Limited land availability in Surabaya due to population growth has made vertical housing developments, such as apartments, a viable solution. East Coast Center 2 Phase 2 is a residential and commercial area in Pakuwon City that will be developed into three towers, comprising 10 podium floors, two towers with 31 floors each, and one basement floor. The building is constructed on a 2-meter-high embankment from the original ground level, with a basement height of 3.2 meters. Soil testing revealed very soft clay (NSPT < 2) up to a depth of approximately 13 meters. The existing plan includes 50 x 50 cm square piles with a length of 30 meters for the podium area, 60 cm diameter bored piles with a length of 30 meters, 80 cm diameter bored piles with a length of 45 meters, and 25 cm thick concrete walls for the basement. This final project evaluates the existing foundation and retaining wall design and proposes alternative foundation designs using 1-meter and 1.2-meter diameter bored piles. Additionally, alternative retaining wall designs with different thicknesses are planned. The selection of alternatives is based on efficiency and cost. The chosen alternative is a 1-meter diameter bored pile foundation with 77 group foundation points in the podium area, each 30 meters long with a 3-meter spacing between piles; 225 piles for Tower 2, each 40 meters long with a 3-meter spacing between piles; and 253 piles for Tower 3, each 40 meters long with a 3-meter spacing between piles. Additionally, a 20 cm thick retaining wall was selected. The cost for the 1-meter diameter bored pile foundation is Rp71,936,630,053, and the cost for the 20 cm thick retaining wall is Rp760,821,333.
