Abstract

Optimalisasi penjadwalan proyek konstruksi menjadi semakin penting untuk menghadapi kompleksitas proyek, memenuhi tenggat waktu, meningkatkan efisiensi, dan mengendalikan biaya. Metode quantity take-off berbasis BIM dianggap lebih efisien dan dapat diandalkan dibandingkan pendekatan konvensional berbasis 2D. Penggunaan BIM tidak hanya terbatas pada estimasi jumlah material, tetapi juga melibatkan penyusunan jadwal proyek. Penelitian ini menekankan pentingnya optimalisasi penjadwalan proyek konstruksi, khususnya pada proyek Gedung Tower 3 ITS yang dilaksanakan oleh PT Adhi Karya Tbk. Penerapan pendekatan BIM dalam penjadwalan proyek konstruksi menggunakan perangkat lunak Autodesk Revit dan Synchro 4D Pro dapat menghasilkan jadwal (BIM 4D) dan estimasi biaya (BIM 5D) yang lebih efisien dibandingkan dengan metode konvensional. Penggunaan BIM 3D untuk quantity take-off diharapkan dapat meningkatkan akurasi perhitungan material dan mengurangi potensi kesalahan. Penelitian ini mengintegrasikan BIM 4D dan BIM 5D untuk meningkatkan analisis, menampilkan urutan aktivitas konstruksi, dan memberikan visualisasi timeline proyek yang mencakup total durasi dan biaya proyek. Dengan demikian, diharapkan dapat memberikan kontribusi positif terhadap efektivitas pengelolaan proyek konstruksi, meningkatkan kontrol kualitas, dan mengoptimalkan penggunaan sumber daya. Perhitungan volume beton, penulangan, dan bekisting menggunakan aplikasi Revit dinilai efisien dan mudah. Dari hasil pemodelan, didapatkan volume beton sebesar 4.996,25 m³, volume bekisting 29.168,38 m², dan volume tulangan 897.618,01 kg. Untuk pekerjaan baja, didapatkan volume sebesar 66.392,76 kg. Rencana penjadwalan untuk pembangunan Tower 3 ITS adalah selama 360 hari. Total estimasi biaya proyek ini adalah Rp 35.021.367.903,69, dengan biaya material Rp 26.258.299.628,69, biaya sumber daya manusia Rp 8.708.541.075,00, dan biaya alat berat Rp 54.527.200,00.

Optimizing project scheduling in construction has become a primary focus to tackle project complexities, meet deadlines, enhance efficiency, and control costs. The BIM-based quantity take-off method is considered more efficient and reliable compared to the conventional 2D-based approach. BIM utilization is not limited to material estimation but also involves project scheduling. This study highlights the importance of optimizing construction project scheduling, particularly for the Tower 3 ITS building project undertaken by PT Adhi Karya Tbk. The application of the BIM approach in construction project scheduling using Autodesk Revit and Synchro 4D Pro software can produce more efficient schedules (BIM 4D) and cost estimates (BIM 5D) compared to conventional methods. Utilizing BIM 3D for quantity take-off is expected to improve the accuracy of material calculations and reduce the potential for errors. This research integrates BIM 4D and BIM 5D to enhance analysis, display the sequence of construction activities, and provide a timeline visualization of the project that includes the total project duration and total project costs. Thus, it is expected to contribute positively to the effectiveness of construction project management, improve quality control, and optimize resource utilization. Calculations of concrete volume, reinforcement, and formwork using the Revit application are considered efficient and easy. The calculation of concrete, reinforcement, and formwork volumes using Revit is deemed efficient and straightforward. The modeling results indicate a concrete volume of 4.996.25 m³, formwork volume of 29.168.38 m², and reinforcement volume of 897.618.01 kg. For steel work, the volume is 66.392.76 kg. The planned schedule for the Tower 3 ITS construction is 360 days. The total estimated project cost is Rp 35,021,367,903.69, with material costs of Rp 26.258.299.628,69, labor costs of Rp 8.708.541.075,00, and heavy equipment costs of Rp 54,527,200.00.
