Abstract
Proyek pembangunan rumah hunian Dempsey Hill, Citraland Utara, Surabaya. Proyek yang dilaksanakan oleh CV. Tirta Kusuma memiliki target penyelesaian selama 10 bulan, terhitung dari bulan Oktober hingga bulan Juli, namun pada minggu ke-2 bulan Januari, proyek mengalami keterlambatan sebesar -17% yang memengaruhi jadwal dan anggaran biaya. Penelitian ini bertujuan untuk mengidentifikasi dan menganalisis faktor-faktor dominan penyebab keterlambatan, seperti kesalahan pelaksanaan, material, sumber daya manusia, manajerial, dan kondisi lapangan. Metode yang digunakan meliputi observasi secara langsung danpenyebaran kuesioner pada 47 responden yang dipilih melalui metode quota sampling dari total 90 pekerja CV. Tirta Kusuma pada proyek konstruksi Dempsey Hill Citraland Utara, Kota surabaya. Hasil analisis data menunjukkan bahwa faktor utama penyebab keterlambatan proyek disebabkan oleh faktor keterlambatan material dengan hasil nilai kontribusi total varians sebesar 43% diikuti oleh faktor kesalahan dalam pelaksanaan pekerjaan dengan hasil kontribusi nilai 12% yang disimpulkan berdasarkan hasil dilakukannya uji faktor.

The Dempsey Hill residential housing project, located in Citraland Utara, Surabaya, is managed by CV. Tirta Kusuma and was scheduled for completion within 10 months, from October to July. However, by the second week of January, the project had experienced a delay of -17%, affecting both the project schedule and budget. This study aims to identify and analyze the dominant factors causing the delay, including execution errors, material issues, human resources, managerial factors, and site conditions. The research methods used include direct observation and the distribution of questionnaires to 47 respondents, selected using the quota sampling method from a total of 90 workers involved in the Dempsey Hill construction project by CV. Tirta Kusuma. The data analysis results show that the primary cause of the delay is material delays, contributing a total variance of 43%, followed by execution errors, which contribute 12%, as concluded from the results of factor analysis.
