Abstract
Fenomena penjalaran perkotaan dengan pengembangan yang cenderung acak terjadi di Kabupaten Bogor. Mayoritas pengembangan adalah untuk perumahan dan permukiman. Ada keterhubungan antara pengembangan perumahan terencana dengan morfologi kawasan perkotaan, terutama karena Kabupaten Bogor merupakan salah satu kota penyangga pada Kawasan Aglomerasi Jabodetabekpunjur. Penelitian ini bertujuan untuk menjelaskan arketipe perumahan terencana dan mencari korelasi antara variabel-variabel arketipe perumahan terencana tersebut dengan morfologi perkotaan di Kabupaten Bogor. Arketipe spasial digunakan karena mewakili penjelasan fenomena secara keseluruhan dan dapat digunakan dalam skala yang lebih. Analisis korelasi digunakan karena memungkinkan jawaban atas kekuatan keterhubungan berbagai fenomena, terutama dalam konsep morfologi kota. Pembentukan arketipe perumahan terencana menggunakan analisis K-Mean Clustering Analisis AwaP dilakukan untuk mencari salah satu variabel penyusun arketipe, yaitu permeabilitas. Analisis Space Syntax kemudian dilakukan untuk menghasilkan variabel morfologi perkotaan, yang keterhubungannya dengan arketipe perumahan terencana kemudian dicari menggunakan analisis Spearman’s Rank Correlation. Analisis K-Mean Clustering menghasilkan 10 Arketipe Perumahan Terencana dengan dua diantaranya merupakan arketipe pengembangan yang ideal dari perspektif morfologi perkotaan dan dari perspektif pemasaran hunian oleh pengembang. Variabel pembentuk Arketipe Perumahan Terencana yaitu usia dan arahan kepadatan memiliki korelasi yang signifikan dengan salah satu variabel morfologi perkotaan yaitu kota baru. Variabel kota baru mewakili jarak lokasi pengembangan perumahan terencana dengan pusat aglomerasi Jabodetabekpunjur yaitu Jakarta. Korelasi yang signifikan juga ditemukan diantara variabel usia perumahan terencana dengan nilai integrasi kawasan perkotaan. Penelitian ini merangkai arketipe perumahan terencana sebagai contoh tipikal permukiman yang dibangun oleh pihak swasta dan relevansinya dalam konstelasi aglomerasi Jabodetabekpunjur. Penelitian ini juga membuktikan adanya keterhubungan antara identitas spasial perumahan terencana dengan morfologi perkotaan di sekitarnya.

The phenomenon of urban sprawling with predominantly random development occurs in Bogor Regency. Most of the development is for housing and residential purposes. There is a connection between planned housing development and urban morphology, especially because Bogor Regency serves as one of the buffer zones in the Jabodetabekpunjur Agglomeration Area. This study aims to explain the archetypes of planned housing and to identify correlations between the variables of these housing archetypes and urban morphology in Bogor Regency. Spatial archetypes are used because they offer a comprehensive explanation of the phenomenon and can be applied at a broader scale. Correlation analysis is used because it allows an assessment of the strength of the relationships between different phenomena, particularly in the context of urban morphology. The formulation of the Planned Housing Archetypes uses K-Means Clustering analysis. AwaP analysis is conducted to be used as one of the variables that compose the archetypes, namely permeability. Space Syntax analysis is then performed to produce urban morphology variables, whose connection with the planned housing archetypes is assessed using Spearman’s Rank Correlation analysis. The K-Means Clustering analysis resulted in 10 Planned Housing Archetypes, two of which represent ideal development archetypes from both the perspective of urban morphology and housing market strategies by developers. The variables forming the Planned Housing Archetypes, namely age and density directives, show significant correlation with one of the urban morphology variables, namely "new towns." The "new town" variable represents the distance of the planned housing development from the agglomeration center of Jabodetabekpunjur, which is Jakarta. A significant correlation is also found between the age of planned housing and the integration value of the urban area. This study assembles the planned housing archetypes as typical examples of residential developments by private sectors and their relevance within the Jabodetabekpunjur agglomeration constellation. The research also demonstrates a connection between the spatial identity of planned housing and the surrounding urban morphology.
