Abstract

Pengelolaan alat berat merupakan aspek penting dalam industri seperti perkebunan, konstruksi, pertambangan, dan logistik karena berpengaruh signifikan terhadap produktivitas, biaya operasional, dan keberlanjutan bisnis. Keputusan investasi yang baik untuk unit baru maupun penggantian unit lama sering menimbulkan persoalan under value atau over value. Over value berdampak pada tambahan biaya, penurunan pendapatan sewa, dan kerugian investasi. Sedangkan under value berdampak pada keterlambatan peremajaan dan hilangnya potensi keuntungan. Untuk itu penelitian ini bertujuan untuk mengembangkan sebuah struktur biaya kepemilikan dan nilai sepanjang umur peralatan serta dilanjutkan dengan mengembangkan rancangan alat bantu analisis biaya kepemilikan dan nilai sepanjang umur alat berat. Penelitian dimulai dengan kerangka kerja yang mengintegrasikan kinerja peralatan, umur peralatan, lokasi kerja, dan klaster usaha terhadap biaya kepemilikan dan nilai sepanjang umur peralatan. Penelitian ini mengeksplorasi hubungan antara faktor-faktor tersebut terhadap pendapatan dan biaya kepemilikan. Hasil penelitian menunjukkan bahwa kinerja peralatan memiliki pengaruh signifikan terhadap pendapatan dan biaya kepemilikan. Sedangkan umur peralatan memiliki pengaruh signifikan terhadap biaya kepemilikan. Lokasi kerja berpengaruh signifikan terhadap pendapatan, sementara klaster usaha tidak menunjukkan pengaruh langsung. Penelitian ini memperluas pemahaman empiris tentang pengelolaan aset alat berat dengan mengintegrasikan pendekatan berbasis kinerja, umur peralatan, lokasi kerja, dan klasterisasi usaha.

Heavy equipment management is a crucial aspect in industries such as plantations, construction, mining, and logistics because it significantly impacts productivity, operational costs, and business sustainability. Good investment decisions for new units or replacement of old units often lead to issues of undervaluation or overvaluation. Overvaluation results in additional costs, decreased rental income, and investment losses. Undervaluation, on the other hand, results in delayed rejuvenation and lost profit potential. Therefore, this study aims to develop a structure of ownership costs and lifetime value of equipment, followed by developing a design for analyzing ownership costs and lifetime value of heavy equipment. The study begins with a framework that integrates equipment performance, equipment age, work location, and business clusters into ownership costs and lifetime value of equipment. This study explores the relationship between these factors and revenue and ownership costs. The results show that equipment performance has a significant influence on revenue and ownership costs. Meanwhile, equipment age has a significant influence on ownership costs. Work location has a significant influence on revenue, while business clusters do not show a direct influence. This study expands the empirical understanding of heavy equipment asset management by integrating a performance-based approach, equipment age, work location, and business clusters.
