Abstract

Penelitian ini memodelkan fenomena urban sprawl di Kabupaten Malang melalui analisis penerbitan Persetujuan Bangunan Gedung (PBG) menggunakan pendekatan Non-Homogeneous Poisson Process (NHPP). Urban sprawl, yang ditandai perluasan wilayah kota yang cepat dan tidak terkontrol, diidentifikasi di Kabupaten Malang dengan laju pertumbuhan penduduk signifikan dan peningkatan jumlah bangunan baru. Informasi penerbitan PBG pada tahun 2022 di Kabupaten Malang digunakan sebagai data yang akan digunakan pada penelitian. Penelitian ini memanfaatkan pemodelan NHPP dengan fungsi intensitas yang dipengaruhi oleh kovariat demografis, ekonomi, dan topografi, yaitu kepadatan penduduk, jumlah koperasi aktif, Produk Domestik Regional Bruto (PDRB), neighborhood density, dan nilai elevasi. Pemilihan model terbaik ditentukan melalui perbandingan Akaike Information Criterion (AIC). Dalam model tingkat kabupaten, kovariat kepadatan penduduk, neighborhood density, dan nilai elevasi terbukti signifikan memengaruhi intensitas penerbitan PBG. Peningkatan kepadatan penduduk dan neighborhood density meningkatkan intensitas PBG, sementara peningkatan nilai elevasi cenderung menurunkannya. Perbandingan model menunjukkan bahwa model NHPP tingkat kecamatan memiliki nilai AIC yang lebih rendah dibandingkan model tingkat kabupaten, mengindikasikan kecocokan yang lebih baik dan disarankan untuk digunakan. Fenomena urban sprawl di Kabupaten Malang terindikasi dari pola penyebaran PBG yang tidak merata dan terkonsentrasi di area dengan karakteristik kovariat tertentu, menunjukkan ekspansi pembangunan ke wilayah pinggiran.

This study models the phenomenon of urban sprawl in Malang Regency through the analysis of Building Agreement (PBG) using the Non-Homogeneous Poisson Process (NHPP) approach. Urban sprawl, which is characterized by rapid and uncontrolled urban expansion, is identified in Malang Regency through significant population growth and an increase in the number of new buildings. PBG issuance data from 2022 in Malang Regency is used as the basis for the analysis. The NHPP model applies an intensity function influenced by demographic, economic, and topographic covariates, namely population density, number of active cooperatives, Gross Regional Domestic Product (GRDP), neighborhood density, and elevation value. The best model is selected based on the comparison of Akaike Information Criterion (AIC) values. In the regency-level model, population density, neighborhood density, and elevation are found to significantly affect the intensity of PBG issuance. An increase in population density and neighborhood density leads to higher PBG intensity, while higher elevation tends to decrease it. The comparison shows that the sub-regency (district) level model has a lower AIC value than the regency-level model, indicating better model fit and is recommended for use. The urban sprawl phenomenon in Malang Regency is indicated by the uneven distribution of PBG, which is concentrated in areas with certain covariate characteristics, showing expansion of development into peripheral areas.
