Abstract
Pelaksanaan proyek dengan metode Design and Build (D&B) semakin banyak diadopsi oleh perusahaan konstruksi nasional sebagai strategi percepatan pembangunan infrastruktur. Namun demikian, model kontrak terintegrasi ini juga menghadirkan tantangan manajerial dan teknis yang kompleks. Penelitian ini bertujuan untuk mengidentifikasi faktor-faktor keberhasilan kritis (Critical Success Factors/CSFs) yang memengaruhi keberhasilan proyek D&B di lingkungan PT. Wijaya Karya (Persero), serta merumuskan strategi manajerial yang dapat diterapkan untuk meningkatkan kinerja proyek. Metode penelitian yang digunakan adalah pendekatan kuantitatif dengan teknik Exploratory Factor Analysis (EFA) untuk mereduksi 35 variabel awal menjadi sejumlah faktor utama. Data diperoleh melalui kuesioner yang disebarkan kepada responden yang memiliki pengalaman dalam proyek D&B di PT Wijaya Karya, kemudian dianalisis menggunakan perangkat lunak SPSS. Setelah diperoleh hasil EFA, dilakukan Interpretative Descriptive Analysis (IDA) dengan wawancara mendalam kepada beberapa responden untuk merumuskan strategi yang aplikatif sesuai konteks perusahaan. Hasil penelitian menunjukkan bahwa dari 35 variabel awal, diperoleh tujuh critical success factors (CSF) utama, yaitu: (1) Komitmen Kolaboratif dan Pengendalian Proyek, (2) Dukungan Sistem Digital dan Kebijakan Strategis, (3) Kepemilikan Proyek dan Integrasi Perencanaan, (4) Kompetensi dan Keselarasan Tim Desain, (5) Keberlanjutan Pendanaan Proyek, (6) Kepercayaan dan Kolaborasi Tim, dan (7) Adaptasi Sosial dan Budaya Lokal. Faktor dengan kontribusi terbesar adalah Komitmen Kolaboratif dan Pengendalian Proyek, dengan eigenvalue tertinggi (11,692) dan mampu menjelaskan 33,4% total varians. Berdasarkan hasil IDA, dirumuskan strategi manajerial untuk setiap faktor. Strategi utama mencakup penerapan platform BIM untuk pemantauan proyek secara real-time, optimalisasi e-procurement, peningkatan keterlibatan pemilik proyek sejak tahap awal, pengembangan kompetensi tim desain, perencanaan pendanaan yang terintegrasi, pembangunan budaya saling percaya, serta penyesuaian pendekatan proyek dengan budaya lokal. Hasil penelitian ini memberikan kontribusi praktis bagi PT Wijaya Karya dalam meningkatkan keberhasilan proyek D&B, khususnya dalam aspek kolaborasi, efektivitas pengendalian, dan pemanfaatan teknologi.

The implementation of Design and Build (D&B) project delivery systems has increasingly been adopted by national construction companies as a strategy to accelerate infrastructure development. However, this integrated contract model also
introduces managerial and technical challenges that are complex and multidimensional. This study aims to identify the Critical Success Factors (CSFs) influencing the success of D&B projects within PT. Wijaya Karya (Persero), and to formulate managerial strategies that can be applied to enhance project performance. A quantitative research approach was applied using Exploratory Factor Analysis (EFA) to reduce 35 initial variables into a set of key factors. Data were collected through questionnaires distributed to respondents with experience in D&B projects at PT Wijaya Karya and analyzed using SPSS software. After obtaining the EFA results, Interpretative Descriptive Analysis (IDA) was conducted through in-depth interviews with several respondents to formulate practical strategies tailored to the company’s context. The findings indicate that out of 35 initial variables, seven key CSFs were identified: (1) Collaborative Commitment and Project Control, (2) Digital System Support and Strategic Policy, (3) Project Ownership and Planning Integration, (4) Competence and Alignment of the Design Team, (5) Project Funding Sustainability, (6) Trust and Team Collaboration, and (7) Social and Cultural Adaptation. The factor with the highest contribution is Collaborative Commitment and Project Control, which has the highest eigenvalue (11.692) and explains 33.4% of the total variance. Based on the IDA results, managerial strategies were formulated for each factor. The main strategies include the implementation of BIM platforms for real-time project monitoring, optimization of e-procurement, active involvement of project owners from the early stages, regular technical training for design teams, integrated financial planning, building a culture of trust, and adapting project approaches to local cultural conditions. The findings provide practical contributions to PT Wijaya Karya in enhancing the success of D&B projects, particularly in terms of collaboration, effective control, and the use of technology
