Abstract
Penerapan sistem Building Automation System (BAS) pada gedung Hutama Karya Tower telah dilakukan guna mendukung proses otomasi dan pengendalian perangkat bangunan. Namun, sistem yang telah diimplementasikan sebelumnya tidak dilengkapi dengan fitur pemantauan dan kendali jarak jauh, sehingga masih bergantung pada intervensi manual, yang berdampak pada menurunnya kepuasan pengguna gedung. Untuk mengatasi permasalahan tersebut, dilakukan pengembangan sistem BAS dengan integrasi Supervisory Control and Data Acquisition (SCADA) sebagai antarmuka kendali, serta dilakukan pengujian performa sistem menggunakan metode Quality of Service (QoS). Pengujian dilakukan pada keseluruhan lantai dengan skenario pengaktifan 15 lantai, 7 lantai, dan 3 lantai secara bersamaan. Berdasarkan hasil pengujian, sistem BAS yang diimplementasikan memperoleh indeks QoS sebesar 3,25 yang diklasifikasikan dalam kategori “Baik” menurut standar TIPHON, dengan nilai delay rata-rata sebesar 8,73ms. Berdasarkan hasil dari pengujian tersebut sistem BAS yang diimplementasikan mampu memberikan respon yang cepat dan tanggap ke pada penghuni gedung, dan sistem tersebut bisa di kembangkan menjadi sistem Internet of Things (IoT) untuk pengembangan kedepannya.

The implementation of the Building Automation System (BAS) at Hutama Karya Tower was carried out to support the automation and control of building equipment. However, the previously deployed system lacked remote monitoring and control capabilities, resulting in continued reliance on manual intervention and a consequent decline in user satisfaction. To address this limitation, the BAS was further developed through the integration of a Supervisory Control and Data Acquisition (SCADA) system as the control interface, and its performance was evaluated using the Quality of Service (QoS) method. Testing was conducted across all floors under three activation scenarios: simultaneous activation of 15 floors, 7 floors, and 3 floors. Based on the results, the implemented BAS achieved a QoS index of 3.25, which is classified as “Good” according to the TIPHON standard, with an average delay of 8.73 ms. These results indicate that the implemented BAS is capable of providing a fast and responsive system for building occupants and has the potential to be further developed into an Internet of Things (IoT)-based system in future implementations.
