Abstract

Sulitnya mendapatkan tempat tinggal dikota besar menyebabkan apartemen menjadi salah satu pilihan yang paling rasional. Namun, apartemen dapat menyebabkan dampak buruk bagi lingkungan selama masa hidupnya. Oleh karena itu, konsep green building menjadi salah satu solusi bagi pembangunan apartemen di kota besar. Dilain sisi, penerapan green building, membutuhkan investasi yang cukup besar sehingga banyak pengembang menjadikan harga jual sebagai penentu dalam melakukan penambahan fitur bangunan hijau. Sedangkan dari kaca mata pembeli, juga masih perlu dikaji, apakah mereka memang membutuhkan fasilitas/ fitur bangunan hijau tersebut, sehingga mereka tertarik untuk membeli dan menambah biaya pembelian. Penelitian ini bertujuan untuk memodelkan penambahan fitur green building pada apartemen untuk mendapat sertifikasi green building dikaitkan dengan kepentingan pasar. Penelitian ini dilakukan di surabaya, dengan responden calon pembeli apartemen, guna mendapatkan faktor yang mempengaruhi pertimbangan mereka dalam membeli apartemen. Penambahan jenis fitur green building didapat dari literatur review dan greenship standard untuk bangunan eksisting (Existing building) dari Green building council Indonesia (GBCI). Enam (6) aspek Greenship yaitu: Appropriate site development (ASD), Energy Efficiency and Conservation (EEC), Water Conservation (WAC), Material Resource and Cycle (MRC), Indoor Health and Comfort (IHC), Building Environment Management (BEM) dijadikan dasar penambahan fitur bangunan. Untuk validasi model, diambil suatu apartemen di Surabaya sebagai studi kasus. Hasil penelitian menunjukkan bahwa faktor yang mempengaruhi keputusan pembeli apartemen terdistribusi kedalam 6 aspek aspek Greenship. Dari analisa studi kasus, didapatkan bahwa penambahan fitur bangunan hijau untuk mencapai tingkat sertifikasi “Bronze” dan “Silver” dapat dilakukan tanpa penambahan biaya investasi. Sedangkan penambahan biaya untuk mencapai level sertifikasi “Gold” dan “Platinum” adalah sebesar 9,36% dan 9,43% dari biaya investasi awal dengan menambahkan fitur bangunan hijau sesuai dengan ketentuan GBCI untuk mendapatkan poin tambahan demi dapat memenuhi nilai minimum sertifikasi.

The scarcity of affordable landed house in major cities has led the growth of apartment development. However, apartments can cause negative impacts on the environment in the form of consumption and disposal during their lifetime. Therefore, the green building concept is one of the solutions for apartment development in big cities. On the other hand, the implementation of green building requires a fairly large investment so that many developers make the selling price a determinant in adding green building features. Meanwhile, from the buyer's point of view, it still needs to be reviewed whether they really need the facilities/features of the green building, which motivate them to buy and to pay added cost. This study aims to model the addied cost of green building features in apartments to obtain green building certification related to market interests. This research was conducted in Surabaya, with respondents from prospective apartment buyers, in order to obtain factors that influence their considerations in buying an apartment. Additional types of green building features are obtained from the literature review and greenship standards for existing buildings from the Green building council Indonesia (GBCI). Six (6) aspects of Greenship, namely: Appropriate site development (ASD), Energy Efficiency and Conservation (EEC), Water Conservation (WAC), Material Resource and Cycle (MRC), Indoor Health and Comfort (IHC), Building Environment Management (BEM) is used as the basis for adding building features. For model validation, an apartment in Surabaya was selected as a case study. The results show that several factors influenced the decision of apartment buyers are distributed into 6 aspects of Greenship. From the case study analysis, it was found that the addition of green building features to achieve the “Bronze” and “Silver” certification levels can be done without additional investment costs. Meanwhile, the additional cost to reach the “Gold” and “Platinum” certification levels is 9.36% and 9.43% of the initial investment cost by adding green building features in accordance with GBCI provisions to get additional points in order to meet the minimum certification value.
