Abstract

Pembangunan perumahan di Kabupaten Nganjuk, Jawa Timur, merupakan salah satu bentuk investasi properti yang memiliki potensi pertumbuhan, namun juga menghadapi ketidakpastian akibat fluktuasi biaya konstruksi, perubahan harga jual, dan dinamika permintaan pasar. Kondisi tersebut menuntut adanya analisis investasi yang dilakukan sejak tahap perencanaan untuk memahami kondisi kritis yang mungkin terjadi dalam perhitungan investasi. Penelitian ini bertujuan untuk menganalisis investasi pembangunan perumahan di Kabupaten Nganjuk dengan menggunakan pendekatan analisis sensitivitas guna mengidentifikasi batas aman investasi terhadap perubahan variabel utama. Metode penelitian yang digunakan meliputi penetapan variabel investasi, penyusunan arus kas, analisis capital budgeting menggunakan indikator Net Present Value (NPV) dan Internal Rate of Return (IRR), serta analisis sensitivitas terhadap perubahan biaya konstruksi, harga jual rumah, dan jumlah unit yang terjual. Seluruh analisis dilakukan berdasarkan data perencanaan investasi, sehingga hasil perhitungan bersifat estimatif. Hasil penelitian menunjukkan bahwa investasi masih berada pada kondisi finansial yang dapat diterima selama kenaikan biaya konstruksi tidak melebihi 18%, penurunan harga jual rumah tidak melebihi 22%, dan penurunan jumlah unit terjual tidak melebihi 22% dari rencana awal. Analisis ini menunjukkan bahwa variabel pendapatan memiliki pengaruh paling signifikan terhadap kinerja finansial investasi dibandingkan variabel biaya. Hasil analisis menunjukkan bahwa analisis sensitivitas dapat digunakan sebagai alat analisis perencanaan untuk mengukur batas aman investasi perumahan dan menggambarkan kondisi finansial yang masih dapat diterima berdasarkan perencanaan yang digunakan.

Residential development in Nganjuk Regency, East Java, represents a property investment with promising growth potential but is also subject to uncertainty arising from fluctuations in construction costs, changes in selling prices, and variations in market demand. These conditions require an investment evaluation to be conducted at the planning stage in order to identify critical financial conditions within investment calculations. This study aims to evaluate residential development investment in Nganjuk Regency using a sensitivity analysis approach to identify investment safety limits under changes in key variabels. The research methodology includes the determination of investment variabels, cash flow analysis, capital budgeting analysis using Net Present Value (NPV) and Internal Rate of Return (IRR), and sensitivity analysis on changes in construction costs, housing selling prices, and the number of units sold. The analysis is based on investment planning data; therefore, all calculations are estimative in nature. The results indicate that the investment remains financially acceptable as long as construction cost increases do not exceed 18%, selling price reductions do not exceed 22%, and decreases in the number of units sold do not exceed 22% of the initial plan. The analysis demonstrates that revenue-related variabels have the most significant impact on financial performance compared to cost-related variabels. This study concludes that sensitivity analysis serves as an effective planning-stage evaluation tool of housing to measure investment safety limits and to describe financially acceptable conditions based on the planning assumptions applied.
