Abstract
Based on the Indonesian Real Estate Association (REI), the prospect of the property industry in 2022 is predicted to increase in line with national economic growth. One of the companies that compete in the property and real estate industry in Indonesia is PT. X, a company that operates through several subsidiaries that are scattered throughout Indonesia. In order to compete in this competitive industry, an organization needs to assess its organizational health since it has a strong correlation with companies’ performance which needs to be kept if the company wants to sustain itself for the long term. One of the tools that can be used to measure organizational health is the Organizational Health Index (OHI) designed by the McKinsey company. OHI quantitatively measures organizational health and evaluates health aspects by utilizing OHI, managers will know where to focus their organizational efforts to accomplish it. Therefore, in this research, an organizational evaluation will be carried out to evaluate the company's health level at PT. X especially in the PSS business unit uses the Organizational Health Index (OHI) method. After conducting the company’s health assessment using OHI, it was found that PT. X is a healthy company with a current OHI value of 3.20. In addition, it is also known that the best-fit archetype for PT. X is the market focus archetype. By evaluating and analyzing the organizational health of the PSS business unit in PT. X, it is found that seven out of thirty-seven OHI practices are suggested to be improved or developed by the company to increase their healthiness level. Those practices are the shared vision, business partnership, competitive insight, process-based capabilities, customer focus, outsource expertise, and capturing external ideas.

Berdasarkan Asosiasi Real Estate Indonesia (REI), prospek industri properti pada tahun 2022 diprediksi akan meningkat seiring dengan pertumbuhan ekonomi nasional. Salah satu perusahaan yang bersaing dalam industri properti dan real estate di Indonesia adalah PT. X, perusahaan yang beroperasi melalui beberapa anak perusahaan yang tersebar di seluruh Indonesia. Untuk dapat bersaing dalam industri yang kompetitif ini, suatu organisasi perlu menilai kesehatan organisasinya dikarenakan hal tersebut memiliki korelasi yang kuat dengan kinerja perusahaan. Dimana hal tersebut perlu dipertahankan apabila perusahaan ingin bertahan dalam jangka panjang. Salah satu metode yang dapat digunakan untuk mengukur kesehatan organisasi adalah Organizational Health Index (OHI) yang dirancang oleh perusahaan McKinsey. OHI mengukur kesehatan organisasi secara kuantitatif dan mengevaluasi aspek kesehatan yang terkait langsung dengan kinerja perusahaan. Manajer akan tahu di mana harus memfokuskan upaya organisasi untuk dapat mencapai tujuan perusahaan dengan memanfaatkan OHI. Oleh karena itu, dalam penelitian ini akan dilakukan evaluasi organisasi untuk menilai tingkat kesehatan perusahaan PT. X khususnya di unit bisnis PSS menggunakan metode Organizational Health Index (OHI). Setelah dilakukan penilaian kesehatan perusahaan menggunakan OHI, didapatkan bahwa PT. X merupakan perusahaan yang sehat dengan nilai OHI saat ini sebesar 3,20. Selain itu, diketahui juga bahwa archetype yang paling cocok untuk PT. X adalah market focus. Dengan mengevaluasi dan menganalisis kesehatan organisasi bisnis unit PSS di PT. X, ditemukan terdapat tujuh dari tiga puluh tujuh praktik OHI yang disarankan untuk ditingkatkan atau dikembangkan oleh perusahaan untuk dapat meningkatkan tingkat kesehatannya. Praktek-praktek tersebut adalah shared vision, business partnership, competitive insight, process-based capabilities, customer focus, outsource expertise, dan capturing external ideas.
