Abstract

Kepuasan konsumen merupakan faktor penting dalam persaingan pasar. Dengan menggunakan metode SERVQUAL Gap Analysis diperoleh atribut yang membutuhkan prioritas perbaikan adalah “Hasil Pengerjaan Sesuai Kontrak”. Hal ini disebabkan belum tercapainya kinerja Equivalent Availability Factor (EAF) dan Equivalent Forced Outage Rate (EFOR) pada Pembangkit Listrik Unit Banjarsari akibat kerusakan wall tube boiler yang berulang. Proses pemeliharaan ditinjau menggunakan pendekatan Lean Smart Maintenance. Diperoleh waste kritis berupa poor maintenance sebesar 41,2% dan unproductive maintenance sebesar 30,1%. Dengan asset prioritization matrix yaitu membandingkan nilai Risk Priority Number (RPN) dan Direct Maintenance Cost (DMC), diperoleh risiko yang dinilai under/over maintenance semuanya merupakan risiko dari wall tube boiler. Setelah ditelusuri, penyebab dari kerusakan berulang adalah desain/material wall tube boiler yang kualitasnya minimalis atau standar. Oleh karena itu diberikan usulan untuk mengganti komponen wall tube boiler yang salah satu pemenuhan biaya investasinya bersumber dari alihan dana risiko yang dinilai over maintenance. Rate of Maintenance Investment (ROMI) setelah perbaikan meningkat dari 8,2% menjadi 19,61%.

Consumer satisfaction significantly influenced competition in the market. The SERVQUAL Gap Analysis is used to determine the work according to the contract is the priority characteristic for improvement. Because of recurrent damage to the boiler wall tube of Bajarsari’s Unit, the Equivalent Availability Factor (EAF) and Equivalent Forced Outage Rate (EFOR) have not performed as expected. Using the Lean Smart Maintenance methodology, the maintenance process is examined. Poor maintenance accounts for 41.2% of the total waste, and ineffective maintenance for 30.1%. The risks that are determined to be under/over maintained are all risks from boiler wall tube, according to the asset prioritization matrix, which compares the values of the Risk Priority Number (RPN) and Direct Maintenance Cost (DMC). After evaluating, it is the design/material of the wall tube whose quality is minimalist that causes repeated damage. As a result, a replacement plan for the wall tube is suggested, one of the investment fund comes from the transfer of over maintenance cost risk. After repair, the Rate of Maintenance Investment (ROMI) climbed from 8.2% to 19.61%
