Abstract

Adanya kebutuhan akan minyak nilam dalam dan luar negeri yang meningkat dan belum terpenuhi, serta ketersediaan bahan baku yang cukup melimpah merupakan suatu peluang untuk memproduksi kristal Patchouli alcohol. Pasar produk kristal Patchouli alcohol ini masih terbuka lebar dan persaingan belum ketat. Oleh karena itu, peluang untuk memasuki pasar kristal Patchouli alcohol masih terbuka lebar. Patchouli alcohol dalam bentuk kristal, harganya relatif lebih mahal dibandingkan dalam bentuk minyaknya. Hal ini disebabkan kristal patchouli alcohol memiliki kemurnian yang lebih tinggi, tidak mudah rusak karena mutunya lebih terjaga, dan memudahkan dalam pengiriman. Pabrik didirikan dengan tiga unit proses, yaitu proses pemisahan minyak nilam, fraksinasi komponen Patchouli Alcohol, dan kristalisasi kristal Patchouli Alcohol. Pabrik kristal patchouli alcohol ini direncanakan mulai dibangun pada tahun 2022 di Kabupaten Pasaman Barat, dan direncanakan beroperasi pada tahun 2024. Modal diperoleh dengan perbandingan 40% modal sendiri dan 60% modal pinjaman. Berdasarkan studi evaluasi ekonomi pabrik ini, disimpulkan bahwa didapatkan penaksiran modal (CAPEX) sebesar Rp21.886.117.085; biaya operasional (OPEX) sebesar Rp38.520.723.260. Berdasarkan analisa ekonomi, dapat disimpulkan bahwa pabrik kristal patchoulli alcohol kapasitas 17 ton/tahun adalah beresiko rendah dan layak secara ekonomi. Dari analisa perhitungan ekonomi untuk mendirikan pabrik didapat hasil-hasil sebagai berikut; total modal investasi sebesar Rp28.870.037.726 per tahun; total biaya operasional sebesar Rp38.520.723.260 per tahun; dan hasil penjualan pertahun sebesar Rp61.200.000.000 per tahun. Dengan estimasi umur pabrik dan waktu pengembalian pinjaman selama 10 tahun, didapatkan Internal rate of returun (IRR) sebesar 28,18 %; Payout time (POT) selama 3,8 tahun; Break event point (BEP) sebesar 20%. Adapun penanganan dampak lingkungan pabrik dilakukan dengan cara penataan, pemeliharaan, pengawasan dan pengendalian terhadap limbah yang dihasilkan.

The demand of patchouli oil both locally and globally has increased significantly, yet the high demand has not been fully fulfilled. Considering the abundant availability, there is an opportunity to produce patchouli alcohol crystals. The market for patchouli alcohol crystal is potentially high with lesser competitive market contention. Patchouli alcohol in the form of crystals, have a relatively more expensive price compare to the form of oil. This is because patchouli alcohol crystals have a higher purity, are not easily damaged due to well preserved quality, and easier shipment. The factory is plan to establish with three process units, namely patchouli oil separation, patchouli alcohol component’s fractionation, and patchouli alcohol crystallization. The patchouli alcohol crystal factory is planned to start construction in 2022 in West Pasaman Regency, and is planned to operate in 2024. The capital index is obtained with a ratio of 40% own capital and 60% loan capital. Based on this factory economic evaluation study, it was concluded that the estimated capital (CAPEX) is Rp21.886.117.085; operational costs (OPEX) of Rp38.520.723.260. Based on the economic analysis, it can be concluded that the patchoulli alcohol crystal factory with a capacity of 17 tons/year is low risk and economically feasible. From the analysis of economic calculations to establish a factory, the following results were obtained; total investment capital of Rp28.870.037.726 per year; total operational costs of Rp38.520.723.260 per year; and annual sales of Rp61.200.000.000 per year. With the estimated age of the factory and the loan repayment period of 10 years, the Internal rate of return (IRR) is 28.18%; Payout time (POT) for 3.8 years; Break event point (BEP) by 20%. On the othr hand, ways to mitigate the environmental impact of the factory is carried out by structuring, maintaining, monitoring, and controlling the waste produced.
