Abstract

Rumah kos yaitu bisnis yang bergerak dibidang jasa yang menyediakan tempat tinggal serta fasilitas yang ada bagi para mahasiwa. Bisnis jasa rumah kos dua tahun terakhir ini mengalami menurunya jumlah sewa kamar kos akibat pandemi Covid-19 dikarenakan mahasiswa pulang ke kampung halam untuk melakukan kegiatan pembelajaran melalui online. Namun, adanya kebijakan baru dari Kementerian Pendidikan dan Kebudayaan bahwa kegiatan belajar mengajar dapat dilakukan secara tatap muka, sehingga hal ini menjadi langkah awal untuk menerapkan strategi bisnis yang baru bagi pemilik rumah kos. Oleh karena itu penelitian ini bertujuan untuk menganalisis beberapa faktor yang memepengaruhi mahasiswa dalam keputusan memilih rumah kos. Penelitian ini menggunakan metode regresi linier berganda untuk menguji pengaruh variabel independen terhadap variabel dependen. Jumlah responden pada penelitian yaitu 100 mahasiswa yang sedang menyewa kos di Kelurahan Keputih, Gebang dan Mulyosari dan data diolah menggunakan SPSS 25. Hasil dari penelitian ini variabel harga, lokasi, fasilitas, lingkungan, keamanan, referensi, dan pelayanan memilik nilai positif dan signifikan sehingga ketujuh hipotesis diterima. Berdasarkan hasil penelitian maka beberapa usulan yang dapat diberikan yaitu mengganti pembayaran sewa kos menjadi setiap bulan, menambahkan fasilitas wifi, rutin dalam membersihkan kamar kos, menggunakan jasa keamanan, dan memberikan pelayanan yang baik terhadap penghuni kos.

Dormitory a business engaged in services that provide housing and existing facilities for students. The boarding house service business in the last two years has experienced a decrease in the number of rented rooms due to the Covid-19 pandemic because students return to their hometowns to carry out online learning activities. However, there is a new policy from the Ministry of Education and Culture that teaching and learning activities can be carried out face- to-face, so this is the first step to implementing a new business strategy for boarding house owners. Therefore, this study aims to analyze several factors that influence students in the decision to choose a boarding house. This study uses multiple linear regression to test the effect of the independent variable on the dependent variable. The number of respondents in the study were 100 students who were renting a boarding house in Keputih, Gebang and Mulyosari Villages and the data was processed using SPSS 25. The results of this study were the variables of price, location, facilities, environment, security, references, and services had positive and significant values so that all seven hypotheses were accepted. Based on the results of the study, several proposals can be given, namely changing the payment of boarding house rent to monthly, adding wifi facilities, routinely cleaning boarding rooms, using security services, and providing good service to boarding house residents.
