Abstract
Permukiman kumuh di kawasan bantaran rel kereta api merupakan salah satu bentuk permukiman yang menghadapi berbagai permasalahan fisik, sosial ekonomi, dan legalitas lahan yang berpotensi memengaruhi kualitas hidup masyarakat. Kampung Dupak Magersari RW 09, Kelurahan Jepara, merupakan salah satu kawasan permukiman kumuh dengan karakteristik kepadatan bangunan yang tinggi, keterbatasan sanitasi, status lahan tanpa legalitas di atas aset PT Kereta Api Indonesia (PT KAI), serta paparan kebisingan dan getaran kereta api secara terus-menerus. Penelitian ini bertujuan mengidentifikasi tingkat kekumuhan kawasan, mengukur kualitas hidup masyarakat menggunakan WHOQOL-BREF, serta menganalisis pengaruh kondisi permukiman kumuh terhadap kualitas hidup masyarakat. Penelitian menggunakan pendekatan kuantitatif dengan teknik purposive sampling terhadap 88 kepala keluarga. Kualitas hidup diukur melalui empat domain WHOQOL-BREF yang kemudian diintegrasikan menjadi indeks komposit menggunakan Principal Component Analysis (PCA). Analisis regresi linier berganda digunakan untuk menguji pengaruh karakter fisik permukiman (X1), karakter sosial ekonomi (X2), dan status kepemilikan rumah (X3) terhadap kualitas hidup masyarakat. Hasil penelitian menunjukkan bahwa kawasan penelitian termasuk kategori kumuh sedang. Kualitas hidup masyarakat berada pada kategori sedang dengan rata-rata transformed score sebesar 65,36. Secara simultan, ketiga variabel independen berpengaruh signifikan terhadap kualitas hidup masyarakat (F = 43,314; Sig. = 0,000; R² = 0,607). Secara parsial, karakter sosial ekonomi menjadi variabel yang memiliki pengaruh paling dominan dengan nilai standardized beta sebesar −0,609, lebih tinggi dibandingkan karakter fisik permukiman dan status kepemilikan rumah. Temuan ini menunjukkan bahwa karakter sosial ekonomi memiliki pengaruh yang lebih besar terhadap kualitas hidup masyarakat dibandingkan kondisi fisik permukiman maupun status kepemilikan rumah.

Slums in the railway line area are a form of settlement that faces various physical, socio-economic, and land legality problems that have the potential to affect the quality of life of the community. Dupak Magersari Village RW 09, Jepara Village, is one of the slum areas with high building density characteristics, sanitary limitations, land status without legality on PT Kereta Api Indonesia (PT KAI) assets, and continuous exposure to train noise and vibration. This study aims to identify the level of slum in the area, measure the quality of life of the community using WHOQOL-BREF, and analyze the influence of slum conditions on the quality of life of the community. The study used a quantitative approach with a purposive sampling technique on 88 families. Quality of life was measured through four WHOQOL-BREF domains which were then integrated into a composite index using Principal Component Analysis (PCA). Multiple linear regression analysis was used to test the influence of the physical character of the settlement (X1), socioeconomic character (X2), and home ownership status (X3) on the quality of life of the community. The results of the study show that the research area is included in the moderately slum category. The quality of life of the community is in the medium category with an average transformed score of 65.36. Simultaneously, the three independent variables had a significant effect on people's quality of life (F = 43.314; Sig. = 0.000; R² = 0.607). Partially, socioeconomic character was the most dominant variable with a standardized beta value of −0.609, higher than the physical character of the settlement and the status of home ownership. These findings show that socioeconomic character has a greater influence on people's quality of life than the physical condition of settlements and home ownership status.
