Abstract

Proyek adalah suatu rangkaian pekerjaan yang diadakan dalam selang waktu tertentu dan mempunyai tujuan khusus. Manajemen proyek yang asal–asalan akan berakibat buruk. Kerugian yang di derita tidak hanya materi, waktu dan tenaga namun juga kredibilitas, hubungan baik dan lain–lain bahkan berakibat fatal seperti rusaknya sistem yang telah mapan. Proyek akhir ini bertujuan untuk merencanakan manajemen konstruksi pada Pada Pembangunan Proyek OJK Regional 4 Jawa Timur yang terletak di Jalan Gubernur Suryo No. 28-30, Embong Kaliasin, Kec. Genteng, Kota Surabaya. Proyek akhir ini merencanakan penggantian metode pelaksanaan dari yang sebelumnya meggunakan bekisting konvensional menjadi aluminium formwork mulai dari lantai 3 sampai dengan lantai 11. Hal tersebut dilakukan karena proyek memiliki lantai tipikal serta dapat mempercepat pekerjaan struktur. Penyusunan proyek akhir ini dimulai dari volume pekerjaan dihitung berdasarkan gambar pelaksanaan yang ada dan berdasarkan analisa. Sedangkan untuk produktivitas dan kebutuhan sumber daya setiap pekerjaan dihitung berdasarkan referensi yang digunakan sehingga didapatkan waktu dan jumlah biaya yang diperlukan dari pelaksanaan pembangunan pada obyek studi. Pada perhitungan Rencana Anggaran Biaya,bekisting yang digunakan yaitu Aluminium Formwork. Perhitungan tersebut akan menentukan durasi item pekerjaan yang selanjutnya digunakan untuk menyusun penjadwalan. Penjadwalan menggunakan metode Critical path method (CPM)dengan mengaplikasikan program bantu Microsoft Project Dapat diketahui bahwa Proyek OJK Regional 4 Jawa Timur menggunakan Bekisting Aluminium Formwork dengan metode Time Cost Trade Off , dimana di dalam proyek ini terdapat 2 shift kerja yaitu pada pagi dan malam hari sehingga Pekerjaan Struktur hanya 4 bulan saja dengan Rencana Anggaran Biaya Sebesar Rp35.951.870.460,00. Sedangkan pada Proyek Akhir saya menggunakan bekisting Aluminium Formwork saja dan di dapatkan waktu 7 bulan dengan Rencana Anggaran Pelaksanaan Sebesar Rp20.321.181.000,00 .Dari analisa perhitungan durasi diperoleh waktu total pekerjaan struktur atas lantai 3 sampai dengan lantai Atap selama 209 hari kerja.

A project is a series of works that are held at a certain interval of time and have a specific purpose. Perfunctory project management will have bad consequences. The losses suffered are not only material, time and energy but also credibility, good relations and others and even fatal such as the breakdown of an established system. This final project aims to plan construction management at the OJK Regional 4 East Java Project Development Center located on Jalan Governor Suryo No. 28-30, Embong Kaliasin, Kec. Genteng, Surabaya City. This final project plans to replace the implementation method from the previous one using conventional formwork to aluminum formwork from the 3rd floor to the 11th floor. This is done because the project has a typical floor and can speed up the work of the structure. The preparation of this final project starts from the volume of work calculated based on the existing implementation drawings and based on analysis. As for the productivity and resource needs of each work, it is calculated based on the references used so that the time and amount of costs needed from the implementation of development on the object of study are obtained. In the calculation of the Cost Budget Plan, the formwork used is Aluminum Formwork. The calculation will determine the duration of the work item that is subsequently used to compile the scheduling. Scheduling using the Critical path method (CPM) method by applying Microsoft Project assistive programs Previously, it can be known that the OJK Regional 4 East Java Project uses Aluminum Formwork Formwork with the Time Cost Trade Off method, where in this project there are 2 work shifts, namely in the morning and evening so that the Structural Work is only 4 months with a Budget Plan of Rp35,951,870,460.00. While in the Final Project I use Aluminum Formwork formwork only and get 7 months with an Implementation Budget Plan of Rp20,321,181,000.00. From the analysis of the calculation of the duration obtained the total time of work on the upper structure of the 3rd floor to the roof floor for 209 working days
