Abstract
Pariwisata merupakan salah satu sektor penting dalam perekonomian DKI Jakarta sekaligus mendukung keragaman fungsi dan aktivitas perkotaan. Wisma Habibie Ainun (WHA), yang dibuka untuk umum pada Februari 2025 di Kota Jakarta Selatan, hadir sebagai museum rumah bersejarah sekaligus memperkaya pilihan wisata di kawasan yang didominasi fungsi perkantoran. Generasi milenial menjadi kelompok pengunjung terbesar, yaitu 64,17% dari jumlah kunjungan pada Desember 2025. Kelompok ini relevan dikaji karena terbiasa memanfaatkan teknologi digital serta cenderung mencari pengalaman wisata yang autentik, interaktif, dan bermakna. Namun, tingginya antusiasme pada masa awal pembukaan belum menunjukkan kemampuan Wisma Habibie Ainun dalam mempertahankan ketertarikan pengunjung setelah kunjungan pertama. Berdasarkan konsep push-pull, penelitian ini bertujuan menganalisis pengaruh Faktor Pendorong sebagai motivasi internal dan Faktor Penarik sebagai atribut destinasi terhadap Minat Berkunjung Kembali generasi milenial, serta menentukan faktor yang lebih dominan. Penelitian ini menggunakan pendekatan kuantitatif dengan metode Structural Equation Modeling–Partial Least Squares (SEM-PLS). Data diperoleh melalui penyebaran kuesioner kepada 147 responden generasi milenial yang pernah mengunjungi Wisma Habibie Ainun dengan teknik incidental sampling. Analisis dilakukan melalui pengujian model pengukuran untuk menilai validitas dan reliabilitas indikator, serta model struktural untuk menguji pengaruh antarvariabel dan menentukan faktor dominan. Hasil penelitian menunjukkan bahwa Faktor Pendorong dan Faktor Penarik berpengaruh positif dan signifikan terhadap Minat Berkunjung Kembali. Faktor Penarik menjadi faktor yang paling dominan dengan nilai path coefficient sebesar 0,492 dan f² sebesar 0,230, lebih tinggi dibandingkan Faktor Pendorong yang memiliki nilai path coefficient sebesar 0,262 dan f² sebesar 0,065. Faktor Penarik tersebut direfleksikan oleh indikator promosi (0,770), pelayanan (0,760), acara khusus (0,748), nilai sejarah (0,742), sarana edukasi (0,734), harga (0,726), arsitektur bangunan (0,713), fasilitas (0,703), kebaruan (0,632), dan informasi digital (0,624). Promosi menjadi indikator terkuat karena penyampaian informasi melalui Instagram, TikTok, LinkedIn, pemberitaan media, dan kolaborasi dengan publik figur mampu memperluas jangkauan informasi destinasi. Pelayanan yang autentik dan interaktif dari Habibie Family Ambassadors serta penyelenggaraan acara khusus dengan tema, aktivitas, dan narasumber yang beragam turut memperkuat pengalaman pengunjung. Temuan ini menunjukkan bahwa Minat Berkunjung Kembali generasi milenial lebih banyak dibentuk oleh kualitas dan keberagaman atribut yang melekat pada Wisma Habibie Ainun daripada motivasi internal pengunjung.

Tourism is one of the key sectors contributing to the economy of DKI Jakarta while also contributing to the diversity of the city's urban functions and activities. Wisma Habibie Ainun (WHA) which was opened to the public in February 2025 in South Jakarta, serves as a historic house museum and enriches the range of tourism attractions within an area predominantly characterized by office-related functions. Millennials make up the largest share of WHA's visitors, accounting for 64.17% of total visits recorded in December 2025. This generation is particularly relevant to examine because of its familiarity with digital technology and its tendency to seek authentic, interactive, and meaningful tourism experiences. However, the high level of enthusiasm during the initial opening period does not necessarily indicate Wisma Habibie Ainun ability to sustain visitors’ interest after their first visit. Guided by the push-pull framework, this study examines how push factors, understood as internal motivations, and pull factors, understood as destination attributes, influence millennials' intention to revisit, and identifies which factor is more dominant. This study employed a quantitative approach using Structural Equation Modeling–Partial Least Squares (SEM-PLS). Data were collected through questionnaires distributed to 147 millennial respondents who had previously visited Wisma Habibie Ainun, using incidental sampling. The analysis involved evaluating the measurement model to assess indicator validity and reliability, followed by evaluating the structural model to examine the relationships among variables and identify the dominant factor. The results show that both push and pull factors have positive and significant effects on revisit intention. Pull factors emerged as the most dominant factor, with a path coefficient of 0.492 and an effect size (f²) of 0.230, exceeding the push factors, which had a path coefficient of 0.262 and an f² value of 0.065. The pull factors were reflected by promotion (0.770), service quality (0.760), special events (0.748), historical value (0.742), educational facilities (0.734), price (0.726), architecture (0.713), facilities (0.703), novelty (0.632), and digital information (0.624). Promotion was identified as the strongest indicator because information disseminated through Instagram, TikTok, LinkedIn, news media, and collaborations with public figures was able to expand the reach of destination-related information. Authentic and interactive services provided by the Habibie Family Ambassadors, along with special events featuring diverse themes, activities, and speakers, also strengthened the visitor experience. These findings indicate that millennials’ revisit intention is shaped more strongly by the quality and diversity of attributes inherent to Wisma Habibie Ainun than by visitors’ internal motivations.
