Abstract

Gedung perkantoran khusus di Surabaya ini perlu dievaluasi karena adanya ketidaksesuaian antara fungsi rencana gedung kantor dan fungsi aslinya fasilitas pelayanan publik. Tinjauan awal menunjukkan simpangan antar lantai struktur eksisting belum memenuhi batas izin, sehingga diperlukan sistem perkuatan tanpa mengubah konfigurasi struktur secara masif. Penelitian ini diawali dengan studi literatur dan pengumpulan data struktur eksisting, kemudian dilanjutkan dengan pemodelan serta analisis pembebanan. Struktur eksisting dievaluasi berdasarkan standar yang berlaku untuk mengetahui kebutuhan perkuatan. Selanjutnya, direncanakan sistem perkuatan menggunakan Fluid Viscous Damper (FVD) melalui proses perhitungan, pemodelan, dan evaluasi secara iteratif hingga struktur memenuhi persyaratan. Setelah itu dilakukan pemeriksaan kapasitas elemen struktur, perencanaan sambungan dan komponen perkuatan, penyusunan gambar teknik, perhitungan rencana anggaran biaya, serta perencanaan metode pelaksanaan. Hasil evaluasi menunjukkan bahwa struktur eksisting memiliki simpangan maksimum 43,259 mm pada arah X dan 52,818 mm pada arah Y, sedangkan batas izin lantai tipikal adalah 32,308 mm. Perkuatan direncanakan menggunakan FVD model 17.200 dengan kapasitas 6.005,07 kN. Pada model yang ditambahkan dengan FVD, simpangan maksimum berkurang menjadi 13,691 mm pada arah X dan 10,285 mm pada arah Y, dengan reduksi simpangan masing-masing sebesar 68,35% dan 80,53%, sehingga seluruh lantai memenuhi batas izin. Estimasi biaya perkuatan diperoleh sebesar Rp17.260.567.000,00. Hasil ini menunjukkan bahwa FVD dapat digunakan sebagai solusi perkuatan untuk mengendalikan simpangan bangunan eksisting.

The office building in Surabaya requires structural evaluation due to a discrepancy between its originally intended function as an office and its actual use as a public service facility. The preliminary assessment indicated that the interstory drift of the existing structure exceeded the allowable limit; therefore, a strengthening system was required without substantially altering the existing structural configuration. This study began with a literature review and the collection of existing structural data, followed by structural modeling and load analysis. The existing structure was evaluated in accordance with the applicable standards to determine the need for strengthening. A strengthening system using Fluid Viscous Dampers (FVD) was subsequently designed through an iterative process of calculation, modeling, and evaluation until the structural performance requirements were satisfied. The study also included capacity checks of the structural elements, the design of connections and strengthening components, the preparation of engineering drawings, cost estimation, and construction method planning. The evaluation results showed that the existing structure had maximum interstory drifts of 43,259 mm in the X direction and 52,818 mm in the Y direction, exceeding the allowable limit of 32,308 mm for typical floors. The strengthening system employed FVD model 17.200 with a capacity of 6.005,07 kN. After the installation of the FVDs, the maximum interstory drifts were reduced to 30,114 mm in the X direction and 28,703 mm in the Y direction with displacement reductions of 68.35% and 80.53% respectively, indicating that all floors satisfied the allowable drift requirements. The estimated strengthening cost was IDR 17.260.567.000,00. These results demonstrate that FVD can serve as an effective strengthening solution for controlling the interstory drift of existing buildings.
