Abstract

Bangunan lama memiliki siklus hidup yang terbatas dan sering kehilangan relevansi akibat perkembangan zaman serta perubahan kebutuhan masyarakat, sehingga berisiko terbengkalai atau dibongkar dan menghapus nilai sejarah maupun identitas kawasan, dalam konteks ini, perancangan dengan adaptive reuse menjadi penting karena menawarkan strategi untuk memberikan kehidupan kedua pada bangunan eksisting dengan fungsi baru yang lebih relevan tanpa menghilangkan identitasnya, sekaligus menjaga kesinambungan antara masa lalu dan masa kini. Perancangan ini berangkat dari permasalahan keterbatasan pemanfaatan bangunan lama yang sudah ditinggalkan pada kawasan pesisir Kota Tuban, potensi besar terlihat pada salah satu tempat yaitu Wisata Pantai Boom yang kurang dikelola sehingga kehilangan daya tarik wisatawan dan masyarakat sekitar. Rancangan ini diarahkan untuk menciptakan ruang publik yang terbuka untuk menampung beragam aktivitas masyarakat. Performance space dipilih untuk menjadi fokus utama pada pengembangan adaptasi pada lokasi dengan melihat potensi wajah baru yang lebih menarik, menjadi wadah ekspresi kreatif budaya, seni, dan hiburan yang ada di Kota Tuban untuk memperkuat identitas tempat dengan membawa aspek dari luar, analisis ini dilakukan melalui pendekatan genius loci untuk memahami spirit of place dari lingkup kawasan hingga kota. Dengan demikian, perancangan ini berfokus pada performance space dengan pendekatan genius loci untuk menjadi model baru adaptasi dari pengembangan ruang publik pesisir.

Old buildings have a limited life cycle and often lose relevance due to developments and changing community needs, so they are at risk of being abandoned or demolished and erasing the historical value and identity of the area, in this context, design with adaptive reuse becomes important because it offers a strategy to give a second life to existing buildings with new, more relevant functions without losing their identity, while maintaining continuity between the past and the present. This design departs from the problem of limited utilization of old buildings that have been abandoned in the coastal area of Tuban City, great potential is seen in one of the places, namely Boom Beach Tourism which is poorly managed so that it loses its appeal to tourists and the surrounding community. This design is directed at creating an open public space to accommodate various community activities. Performance space was chosen to be the main focus in developing adaptations to the location by looking at the potential for a new, more attractive face, becoming a place for creative expression of culture, art, and entertainment in Tuban City to strengthen the identity of the place by bringing aspects from outside, this analysis was carried out through a genius loci approach to understand the spirit of place from the regional to the city scope. Thus, this design focuses on performance space with a genius loci approach to become a new model for adaptation of the development of coastal public spaces.
