Abstract

Pembangunan gedung C Rumah Sakit Kemenkes Surabaya sebagai rumah sakit rujukan nasional memiliki tingkat kompleksitas pekerjaan yang tinggi, khususnya pada pekerjaan struktur lantai yang berulang (tipikal). Salah satau alternatif metode pelaksanaan yang dapat diterapkan adalah Precast Half Slab, yaitu sistem pelat lantai yang diproduksi di pabrik kemudian di pasang di lapangan dan dilanjutkan dengan pengecoran lapisan topping. Pada penelitian ini, elemen precast di produksi oleh A3 Precast Concrete. Penelitian memanfaatkan Building Information Modelling (BIM) untuk mendukung pemodelan struktur tiga dimensi (3D), penyusunan jadwal proyek (4D), serta estimasi biaya pelaksanaan (5D). Analisis dilakukan dengan membandingkan durasi pelaksanaan dan biaya antara metode konvensional dan precast half slab pada pekerjaan struktur gedung C. Hasil penelitian menunjukkan bahwa metode BIM precast half slab mampu menyelesaikan pekerjaan dalam 436 hari, lebih cepat 26 hari atau 5,63% dibandingkan metode BIM Konvensional yang memerlukan 462 hari. Dari aspek biaya, metode BIM precast half slab memerlukan total biaya pelaksanaan sebesar RP77.019.260.765, sedangkan metode BIM Konvensional sebesar RP67.854.921.512, sehingga terjadi peningkatan baiya sebesar RP9.164.339.253 atau sekitar 13,51%. Peningkatan biaya tersebut dipengaruhi oleh kebutuhan fabrikasi elemen precast. proses pengangkutan, dan pemasangan menggunakan tower crane. Secara keseluruhan, penerapan metode precast berbasis BIM terbukti memberikan keunggulan dalam mempercepat waktu pelaksanaan proyek, meskipun memerlukan biaya pelaksanaan yang lebih tinggi dibandingkan metode konvensional. The construction of Building C at the Ministry of Health Hospital Surabaya, as a national referral hospital, involves a high level of complexity, particularly in the repetitive (typical) floor structural works. One alternative construction method that can be implemented is the precast half slab system, in which floor slab elements are fabricated off-site and subsequently installed on-site before the topping concrete is cast. In this study, the precast elements were manufactured by A3 Precast Concrete. The research employed Building Information Modeling (BIM) to support three-dimensional (3D) structural modeling, four-dimensional (4D) project scheduling, and five-dimensional (5D) cost estimation. The analysis was conducted by comparing the project duration and construction costs between the conventional slab method using BIM and the BIM-based precast half slab method for the structural works of Building C. The results indicate that the BIM-based precast half slab method completed the project in 436 days, which is 26 days (5.63%) faster than the BIM-based conventional method, which required 462 days. In terms of cost, the BIM-based precast half slab method required a total construction cost of IDR Rp77.019.260.765, while the BIM-based conventional method required Rp67,854,921,512, resulting in an increase of IDR Rp9.164.339.253 or approximately 13.51%. This cost increase was primarily attributed to the fabrication of precast elements, transportation, and installation using a tower crane. Overall, the implementation of the BIM-based precast half slab method proved to be advantageous in reducing project duration, although it required higher construction costs than the conventional method. Therefore, the selection of the construction method should consider project priorities in balancing time efficiency and cost.
