Abstract

Pertumbuhan hunian vertikal di kawasan perkotaan meningkatkan kebutuhan terhadap fasilitas komunal dan komersial yang mampu mendukung aktivitas, interaksi sosial, serta kualitas hidup penghuni. Tamansari Bintaro Mansion telah menyediakan fasilitas tersebut, tetapi kondisi eksistingnya belum sepenuhnya mendukung kenyamanan, fungsi ruang, pencahayaan, sirkulasi, fleksibilitas, dan kebutuhan pengguna. Perancangan ini bertujuan meredesain area komunal dan komersial agar lebih fungsional, nyaman, adaptif, dan ramah lingkungan. Metode yang digunakan adalah kualitatif deskriptif melalui observasi, wawancara, kuesioner, dokumentasi, dan studi literatur, dengan proses Design Thinking yang meliputi Empathize, Define, Ideate, Prototype, dan Test. Solusi dikembangkan melalui konsep eco-wellness dengan penerapan zonasi aktivitas, furnitur ergonomis dan fleksibel, optimalisasi pencahayaan dan penghawaan alami, penggunaan material bernuansa alami, pengendalian akustik, serta integrasi tanaman. Hasil perancangan berupa area komunal multifungsi, study room, kids playroom, area komersial, dan café. Uji validasi terhadap 50 responden memperoleh skor rata-rata 218,8 dari 250 atau 87,52 persen. Hasil tersebut menunjukkan bahwa rancangan mampu menjawab kebutuhan pengguna dan permasalahan utama, sekaligus meningkatkan kualitas fasilitas, kenyamanan, interaksi sosial, dan pengalaman penghuni secara menyeluruh serta mendukung kesejahteraan penghuni melalui lingkungan interior yang sehat, inklusif, produktif, nyaman, dan berkelanjutan.

The growth of vertical housing in urban areas increases the need for communal and commercial facilities that are able to support activities, social interactions, and quality of life for residents. Tamansari Bintaro Mansion has provided these facilities, but its existing conditions have not fully supported comfort, space functions, lighting, circulation, flexibility, and user needs. This design aims to redesign communal and commercial areas to be more functional, comfortable, adaptive, and environmentally friendly. The method used is descriptive qualitative through observation, interviews, questionnaires, documentation, and literature studies, with a Design Thinking process that includes Empathize, Define, Ideate, Prototype, and Test. The solution is developed through the concept of eco-wellness with the application of activity zoning, ergonomic and flexible furniture, optimization of natural lighting and ventilation, use of natural materials, acoustic control, and plant integration. The design results are in the form of a multifunctional communal area, study room, kids playroom, commercial area, and café. The validation test of 50 respondents obtained an average score of 218.8 out of 250 or 87.52 percent. These results show that the design is able to answer user needs and key problems, while improving the quality of facilities, comfort, social interaction, and overall resident experience and supporting the well-being of residents through a healthy, inclusive, productive, comfortable, and sustainable interior environment.
