Abstract

Perusahaan jasa konstruksi dihadapkan pada persaingan usaha yang sangat ketat dan dituntut untuk terus-menerus melakukan efisiensi dan efektivitas dalam operasi usahanya. Penelitian ini bertujuan melakukan improvement pada proyek konstruksi bangunan melalui pendekatan lean construction yang dilakukan pada tahap execution (operasional di lapangan) dengan tujuan mereduksi waste (non-value-added activity). Pengelolaan suatu proyek memiliki permasalahan yang sangat kompleks dipandang dari segi operasional. Di antaranya adalah permasalahan pembengkakan biaya proyek akibat harga barang yang tidak menentu, permasalahan project duration akibat perencanaan dan pengelolaan yang tidak baik, serta berbagai masalah operasional lainnya. Beberapa aktivitas sepanjang siklus proyek meliputi perencanaan, pembelian material, produksi (pengecoran beton, pengerjaan besi tulangan beton, dan lain-lain), proses kontrol/pengawasan di lapangan, keuangan, dan aktivitas lainnya. Dari sejumlah aktivitas tersebut, sangat besar kemungkinan terjadi non-value-added activity, misalnya pemindahan material dari tempat pertama ke tempat kedua dan seterusnya, serta pekerjaan yang tertunda karena aktivitas berikutnya belum siap atau peralatan belum tersedia. Oleh karena itu, apabila aktivitas tersebut tidak dikelola dengan baik, maka berpeluang besar menyebabkan perlambatan proyek dan pembengkakan biaya. Pada proses pengolahan data akan diidentifikasi waste (non-value-added activity) yang dominan pada tahap execution dan dianalisis untuk mencari akar permasalahannya, dampak yang terjadi terhadap aktivitas lain, serta pelaksanaan proyek secara umum. Berdasarkan data tersebut, dapat diberikan rekomendasi perbaikan untuk meminimasi waste. Implementasi konsep lean construction dilakukan untuk menekan biaya operasional dan memperpendek project duration. Lean construction diaplikasikan untuk mengidentifikasi waste (non-value-added activity) pada pelaksanaan proyek, sedangkan root cause analysis dan FMEA dilakukan untuk menganalisis penyebab dan menentukan perbaikan. Berdasarkan analisis yang dilakukan, dapat disimpulkan bahwa waste tertinggi yang terjadi pada pelaksanaan proyek adalah defect, yaitu sebesar 25,86% dari keseluruhan waste, kemudian diikuti oleh jenis waste lainnya dengan bobot yang lebih rendah.

A construction service company faces intense business competition and is continuously required to improve efficiency and effectiveness in its business operations. This research aims to improve building construction projects through a lean construction approach, which is implemented during the execution phase (field operations) with the objective of reducing waste (non-value-added activities). Project management involves highly complex operational problems, including project cost overruns caused by fluctuating material prices, project duration problems resulting from inadequate planning and management, and other operational issues. Activities throughout the project cycle include planning, material purchasing, production (concrete casting, reinforcement steel work, and others), field control and supervision, financial activities, and other operations. Among these activities, there is a significant possibility of non-value-added activities, such as moving materials from one location to another and delays in work because subsequent activities are not ready or equipment is unavailable. Therefore, if these activities are not properly managed, they may cause project delays and cost overruns. During the data processing stage, the dominant waste (non-value-added activity) in the execution phase is identified and analyzed to determine its root causes, its impact on other activities, and its overall effect on project implementation. Based on the analysis, improvement recommendations can be provided to minimize waste. The implementation of the lean construction concept is intended to reduce operational costs and shorten project duration. Lean construction is applied to identify waste (non-value-added activities) in project implementation, while root cause analysis and FMEA are used to analyze the causes and determine appropriate improvements. Based on the analysis, it can be concluded that the highest waste occurring during project implementation is defect, accounting for 25.86% of the total waste, followed by other types of waste with lower proportions.
