Abstract

Harga merupakan satu-satunya elemen bauran pemasaran yang menghasilkan pendapatan, sedangkan elemen lainnya hanya mewakili biaya. Penentuan harga yang kompetitif sangat berpengaruh terhadap keuntungan, tetapi juga bergantung pada struktur pasar tempat produk tersebut dijual. Harga jual merupakan faktor utama yang dijadikan acuan oleh konsumen dalam mempertimbangkan pemilihan rumah, selain beragam fasilitas yang ditawarkan oleh setiap pengembang. Penelitian ini bertujuan untuk menentukan harga jual rumah pada proyek Perumahan Pesona Garden Samarinda. Penentuan harga jual dilakukan berdasarkan analisis biaya dan perbandingan data pasar. Analisis biaya bertujuan untuk memperoleh harga jual yang dihitung berdasarkan biaya pembangunan proyek Perumahan Pesona Garden, kemudian ditinjau melalui analisis perbandingan data pasar dengan membandingkan perumahan yang dinilai dengan beberapa perumahan pembanding sebagai kompetitor berdasarkan nilai pasar yang terbentuk. Berdasarkan analisis biaya dan perbandingan data pasar, diperoleh harga jual rumah di Perumahan Pesona Garden Samarinda, yaitu tipe 50,5 sebesar Rp336.300.000,00, tipe 64,5 sebesar Rp445.600.000,00, dan tipe 70,5 sebesar Rp492.500.000,00. Melalui analisis investasi dengan jangka waktu penjualan selama tiga tahun dan tingkat bunga pinjaman bank sebesar 12%, diperoleh nilai Net Present Value (NPV) sebesar Rp15.931.265.310,00, Internal Rate of Return (IRR) sebesar 27,86%, serta periode pengembalian modal (payback period) pada semester keenam.

Price is the only element of the marketing mix that generates revenue, while all other elements represent costs. Setting competitive prices significantly affects profitability, but it also depends on the market structure in which the product is sold. The selling price is a primary factor consumers consider when choosing a house, alongside the range of facilities offered by each developer. This study aims to determine the selling prices of houses in the Pesona Garden housing project in Samarinda. The selling prices are determined using cost analysis and market data comparison. Cost analysis aims to establish selling prices based on the construction costs of the Pesona Garden housing project. These prices are then evaluated through market data comparison by comparing the property being assessed with several competing housing developments based on prevailing market values. Based on the cost analysis and market data comparison, the selling prices of houses in Pesona Garden Samarinda are determined as follows: IDR 336,300,000 for type 50.5, IDR 445,600,000 for type 64.5, and IDR 492,500,000 for type 70.5. An investment analysis assuming a three-year sales period and a bank loan interest rate of 12% yields a Net Present Value (NPV) of IDR 15,931,265,310, an Internal Rate of Return (IRR) of 27.86%, and a payback period in the sixth semester.
