Abstract
Value engineering merupakan salah satu cara pendekatan yang kreatif dan terencana dengan tujuan untuk mengidentifikasi serta merencakan suatu efisiensi dengan harapan mencapai suatu peningkatan nilai. Proses value engineering ini akan dicoba diterakpan dengan mengambil lokasi proyek Yello Hotel, Surabaya. Pekerjaan yang akan dilakukan analisis hanya pada pekerjaan plat lantai di lantai 5 sampai lantai 9 dengan mengganti komponen plat lantai menggunakan half slab precast.
Proses analisis value engineering direncanakan menjadi 5 tahap, yaitu tahap informasi, kreatif, analisis, pengembangan dan tahap rekomendasi. Tahap informasi merupakan tahap yang menerangkan semua tentang informasi proyek. Tahap kedua berisi tentang ide kreatif yang nantinya akan digunakan. Tahap analisis adalah tahap perencanaan desain yang akan digunakan sampai dengan perhitungan biaya yang dikeluarkan. Tahap pengembangan berisi tentang hasil dari tahap analisis. Tahap terakhir yaitu tahap rekomendasi yang berisi tentang hasil proses pengembangan yang kemudian akan digunakan sebagai dasar pertimbangan hasil analisis.
Hasil analisa value engineering pada item pekerjaan plat lantai dengan menggunakan half slab precast di lantai 5 sampai lantai 9 mendapatkan biaya sebesar Rp 1.163.341.367,- dengan penghematan biaya sebesar Rp 113.119.268,- atau sebesar 7,68% dari biaya awal Rp 1.473.777.026,-. Hasil analisa cost/worth mendapat nilai 1,1 atau >1. Sehingga dapat disimpulkan bahwa terdapat penghematan biaya dalam analisis value engineering pada proyek Yello Hotel Surabaya dengan alternatif menggunakan half slab precast.
========================================================================================================== Value engineering is one of creative and planned approach to identify and plan efficiency in order to create value added. Value engineering will be applied in Yello Hotel, Surabaya. The analyst only works on floor plate in the 5th floor until 9th floor by changing floor plate component using half slab precast.
Value engineering process is planned in 5 stages which are information stage, creative, analysis, development, and recommendation stage. Information stage is a stage which explain all information about the project. The second stage consists of creative idea that will be used later. Analysis stage is a stage of planning the design that will be used until estimating the budget. Development stage consists of the result from analysis stage. And the last stage is recommendation which consists development process result that will be used as the basis of considering the analysis result.
The result of the value engineering work on an floor plate item using half slab precast on the 5th floor until the 9th floor obtained fees amounting to Rp 1.163.341.367,- with cost savings Rp 113.119.268,- or equal to 7,68% of the initial cost Rp 1.473.777.026,-. Cost/worth analysis value is 1,1 or >1. So it can be concluded that there is saving or efficiency in value engineering analysis on Yello Hotel project in Surabaya using half slab precast.
